This lady "Lorraine" who says she has three last names is a scam artist. I have two of her last names as being Cotten and Cohen, the third??? She owns properties and advertises them on Craigs List. Do not rent from her ever!
I rented for $3K a month out in the boonies - top dollar - and have been totally scammed. Here's how...
FIRST, she says you have to use AUTO BILL PAY from your bank. My Bank is BofA, not schlocky in any regard. So my bank cuts her check on 6/24 and mails it with a 7/1 deposit date. LANDLORD LORRAINE then pulls the scam. "My bank hasn't received it! I'm going to charge you late fees!" This continued until 7/11 when she broke into the property I'm leasing (after me moving 3 vans for 4 days, not clothed/ready for bath and eating a simple can of beans - exhausted, tired.) Either she is very homo or she gets kicks, but she "SERVED ME" to get me out with my bucks intact to her - she acknowledged this the next morn - a SUNDAY when banks do not change status of pendings. What an idiot, a neurotic horrid person.
SECOND, she scams you on making YOU fix up the home to be simply safe and liveable on your own dime, which truly is her responsiblity as a landlord. I'm not talking about chipped walls, cracking wall paper, etc. Which you would expect with a rental, but BASIC HOUSE FUNCTIONS which should be expensed by the landlord for simple living by the tenant. Some of these are not safety related, like (not all inclusive but a sample): non-operational central vacuum; non-operational outdoor lights back and front (me single, this rural, is a big deal); leaking faucet so can't operate my washing machine; toilet upstairs that runs for 2-3 hours if flushed (plumbing issue, not toilet); huge crevasses in the horse pen (she promised to fix 3 months ago but still hasn't) which prevent me from having my horse here/makes me board elsewhere because he'd break his leg; escalating termite problem; and other.
More important, there are SAFETY issues which she promised to fix, would not allow me to fix/compensate me for which are: (1) BEES living in the inside wall. I train dogs and bring them to me at times. I lost clients valued at $4000 because of her delaying (55 days) while promising to do the fix - "I'll use my own people, don't want to pay for an exterminator." Well I finally expensed an exterminator because of her continued delays and damage to my business. (2) Garage door which is hanging by a thread. She said "Use the warranty company and YOU PAY THE $50 deductible." ONE, it's not my job to fix a huge safety issue on move-in, and two the warranty company, even while I tried to move forward for safety, declined the job.
This lady - DO NOT RENT FROM! She advertises her properties in Craigslist San Diego North County. Beware!
