I have rental property at Woodbriar Lane Austin, Texas. I was informed in April by my section 8 renters (of approx. 10 years) that the house would not pass inspection without correcting the foundation.
I hired Superior Foundation repair to correct the foundation of my house back in April. I had received several bids and noticed that Brady (of Superior Foundation) had not included the interior peers that others had determined were needed to correct the foundation. I questioned him on this and he said the house foundation would be corrected close enough and would not require interior peers. I was concerned about his assessment so I checked with the BBB and there were no complaints on this company at that time. The decision to go with this company was based on this information and the fact that my renters would not have to be inconvenienced with work inside the house. I asked Brady again if he was certain that this would repair the foundation and he assured me it would. I also asked if there would be any cracking of the interior drywall and he said it would be minimal at the most.
I was told by my renters that there were several huge cracks and problems with the interior drywall after the job was completed. I was told that the house would not pass inspection for section 8 if these problems were not corrected. I then reluctantly authorized the drywall repairs through Superior, to pass inspection but was assured this would complete repairs to pass inspection after an additional $1500 was paid. I had now paid over $11,000 after a bid of $9600.
I paid the balance after the job was completed and was assured the foundation was only an inch off from being perfect. He assured me the job was complete and he would guarantee it.
Later on, late October, my renter informed me of cracks and major problems that had started inside the house. I then contacted Brady and asked him to check out the property and find out what was going on with the cracks. He assured me he would contact her after I gave him her number. I assumed everything was corrected because I had no return phone call. After several weeks I then get a notice that my renters were moving out the end of December 08. I called and asked why and they responded that the house was worse than ever and there were cracks throughout the house because the foundation was severely unstable.
I called Brady and asked him why he had not returned to the property and he said my renters were not at home. I confronted him and said that was no excuse since it had been several weeks and my renter said no attempt had been made by Brady to call her or to inspect the property. He assured me he would go and let me know what he found. Brady faxed me a new bid of approximately $7000 additional to install interior peers to fix the problem. Needless to say I was not pleased since he assured me the job would be guaranteed under the previous agreement. He now says the property needs the interior peers he previously said were not needed. I have the original signed contract with exterior peers marked with NO mention of interior peers. The bid now from Superior combined with the previous bid would be several thousand dollars above any previous bid I received on the property. I also want to point out that the dry wall is now worse than ever with cracks and breaks.
I am convinced this company is very deceptive and would say anything to get the job and then try to gain more profit requiring additional funds to finish the job.
I have received other bids to do the job right and most companies have stated that the job would have to be started over from the beginning and all exterior and internal peers would have to be installed. Bids range from $9000 to $13000 to do it right with interior peers, but this does NOT include dry wall repair which has been a result of Superiors incompetence. Over $11000 spent now for nothing and foundation is now worse than ever with new cracks in the drywall. Please beware of this Company and its deceptive practices.
