On March 17, we sold our house located @ 3215 Old Railroad Bed Road, Harvest, Alabama on land contract to Fred and Bobby Moore. On April 27, a tornado struck the area and destroyed every house surrounding our home. The next day, Bobby Moore was found dead in the driveway. Fred died of unrelated causes on May 9.
Prior to his death, Fred had paid the premium to Baldwin Mutual Insurance Company to cover the home from April 12 to April 12. A renewal certificate was sent to us by Baldwin Mutual. On June 10, we received a check from Baldwin Mutual for $6,055.52 with a clause for depreciation of $1,102.76. Although we have a certificate of renewal, Baldwin Mutual Insurance claims the insurance was cancelled on July 1 for non-payment of premiums. Why would an insurance company take over three months to inform someone of a cancellation?
We learned from Natalie Cain that Baldwin Mutual Insurance would not insure any houses located in Harvest, Alabama in the future.
