I Leased a home for more than six years and always paid on time. I gave notice to vacate in October 1 and asked that he inspect the house on October 19 due to my deployment to an overseas project on October 22. My employment takes me overseas and Kevin Thompson of Sold and Rented.com and I always corresponded by email due to this.
On October 19 Mr. Thompson came a little early than I requested for the inspection and I wasnt quite finished packing out but he walked through the property anyway and said that everything looked good and he would return later to get the house keys; if I would just leave them in the house. I told him I would leave them on the kitchen counter and I gave him a receipt where I had the Carpets cleaned the previous day, per his amendment to the lease.
I never heard anything else about any problems with the property either by telephone or email. Upon my return from the overseas project in early January I opened an enveloped mailed to me from Sold and Rented.com, Mr. Thompson, where he had deducted from my deposit $75 for house cleaning and $320 for yard cleaning.
I called him immediately and asked him what was going on with this situation. He immediately told me he went back to the house that evening and that I left the house and yard in a mess and that was what he had to pay to have it cleaned up. Mr. Thompson could have called me or emailed me at any time as he had in the past. My rent was paid through November 1 and if he had had a problem with anything; I would have had time to get it taken care of prior to the beginning of another month so that I would not have impeded his ability to rent or lease the property to someone else. Mr. Thompson is manufacturing this story to justify him keeping a portion of my deposit.
