I moved into a duplex that King Properties managed. I paid the $1500 deposit, assuming I would get it all back when I moved. When I moved in, there was an ant, cockroach, and rat infestation, and the place had not been painted or cleaned in years. There was mold under each sink and around the windows. The kitchen cabinets were filthy, and I'm 99.7 percent sure they didn't clean the carpets.
Despite various problems (no working heater, a recurring pest problem, water being shut off, no answer to work orders placed, etc), we scrubbed the place, and lived there for two years since it was so close to UC Davis. After two years, we couldn't take it anymore and moved.
At one point I had a mouse living in my dresser. He was nesting in one of my hats. Mice also got inside my brand new treadmill and peed on the motor, which cost $150 to fix. All the while, King Properties and the owner were fully aware, and did nothing.
After moving, They kept $600 of my deposit. For those of you in the property management business, that is just insane when you have lived somewhere for two years. The place looked better when we left!
No one came to do a walk-thru, even though we requested one. Finally, on the last day of our lease, someone came to assess the damages. She said the place looked excellent, and the charges would be minimal. When we received the statment of what the charges were for, it was very ambiguous. It said things like "changing lock, " "bad everything, " etc etc.
I realize now, after becoming a property manager myself (I was not at the time, otherwise I would have been a lot smarter), This is one of the worst property management companies to rent from. There is Acadian and Tandem, both of whom I have rented from. I thought those management companies were slumloards, but King Properties has them all beat. They are complete slumloards and take advantage of the young students renting from them. Their parents are miles away, and they do not yet know the ins and outs of property law.
