I rented a house from Oakridge Properties around 5 years ago. I live in a different home now, mainly because I could no longer live in this house. He would not fix the badly leaking roofs.
When I first rented this property, talk of painting the outside of the house with the leasing agent took place. The house was an eyesore-peeling very badly. There was also mold on the bathroom walls and ceiling.
I wrote a letter to Oakridge Properties about 3 yrs. After moving in and told them that I was going to paint the house. The letter stated that if I didn't hear from them in 10 days, I would go ahead and take that as an o.K. To paint. All I wanted was one months rent credit of $425.00, this was a two story house. I heard nothing from them. So I proceeded to paint.
Three weeks later (not 10 days), when I hadn't paid that months rent, I recieved a letter from them stating that they didn't want the house painted and that I had 3 days to come up with the rent. I had always paid my rent, so this was not for back rent.
I thought o. K then, and just let it pass. I had put a $1600.00 paint job on this house for nothing! I paid my rent and let it go. I do have before and after pics however.
I continued living there an additional 2 yrs.in the span of 2 years, I had 3 loads of gravel poured in the driveway, painted the whole inside of the house, installed an outside water spicket, had the big trees (that were falling on my cars) trimmed by a professional (Elliott wouldn't do it) Put garage doors on the doorless garage, installed electricity upstairs in the loft bedroom that had none, etc.
I also ended up giving them a side by side refridgerator because he wouldn't replace the piece of junk that came with the house, and when I moved out, there was supposed to be a refridgerator there-so I left it. I even cleaned it completely for them. I left my deposit with them to pay for the last 2 weeks rent that I was there. I left the place completely clean and moved out on the 15th of the month.
I recieved a letter from them saying that I owed a bill of $385 still. There were various things on there (most of which thier maintenance people did themselves) that I got blamed for that they are trying to charge me for. I have before and after pics of this house.
I wrote back, because they threatened me with a collection agency. I have never been evicted, billed, or any thing like that in my life, over any property I have rented. I have worked extremely hard on my credit to acheive a good credit rating, and without giving me any time on this bill (which I didn't owe anyway) turns me into a collection agency! I had asked in my letter for a little bit of time to pay the bill.
I want this taken off my credit record and this bill null and void. I dont want anything else I am entitled to from this company-but I will not stand by and let them ruin my credit too!!
