30-year roof fails in 4 years

Quality Roofing and Sheet Metal, Inc. (“Quality”) of Bunnell, Florida, recommended, chose the method of application and installed a “30 year” metal roof system on a new construction seaside home in Flagler Beach, Florida. Quality’s roof system failed within four years. The owners have sought resolution through Quality since discovery; however, Quality declines.

Receiving input from the City of Flagler Beach, Flagler County, the owners’ insurance company, another professional roofer, retained system experts and others, the owners replaced the roof system to protect the new home. The owners were left to arrange repair and pay for replacement on their own.

Conducting on-site inspection of Quality’s failed roof system, the owners’ own insurance company, the other roof system installer and an expert in construction and metallurgy all affirmed there was a problem with Quality’s failed roof system. The roof panel manufacturer declined on-site inspection of Quality’s failed roof system. Quality’s insurance company noted to the owners they were not pursuing the matter primarily because Quality did not have liability insurance. All results were shared with Quality.

The on-site analysis by the owner’s insurance professionals indicated there was no damage due to storms. These professionals suggested other analysis by an appropriate expert to determine the cause of Quality’s failed roof system. The owner-retained roof system inspector noted code compliance; however, he, too, suggested other analysis by an appropriate expert to determine the cause of Quality’s failed roof system. City and County officials deferred conclusion on Quality’s failed roof system pending expert analysis. Onsite inspection, sample collection, laboratory analysis and best practice research by a third party expert indicated that Quality’s roof system failed because Quality selected and installed a roof system inappropriate for the new home application.

All actions and results were shared with Quality. Quality denies responsibility for its failed roof system. Notwithstanding professional on-site results, Quality cites possible storm cause, per code installation procedure, panel manufacturer second hand statement of no installer responsibility, warranty compliance and other considerations in its defense.

The owners sought resolution of Quality’s failed roof system directly with Quality, reported the matter to the appropriate roofing association, approached the Flagler County Chamber of Commerce and filed formal complaint with the Better Business Bureau of Northeast Florida, Jacksonville, FL.

Absent resolution, on March 10, the BBB affirmed that complaint “Quality Roofing & Sheet Metal, case #A7AF-57F%”, will remain of Quality’s company record with the BBB for the next three years.
