I purchased my home in october. Oct of the following year i turned in a punch list for repairs needing to be done to satisfy us. It took 7 months and a threat of using consumers revenge, to get them out here to perform repairs.

No matter what was wrong with the home the builder had a story for. My front side walk tilts toward the home, and is sunk in excess of one inch where it meets the driveway. The two were poured separate, and without dowels to tie them together. There is a solid brick step sitting on the 4"thick sidewalk at the front porch. It has sunk towards the home. It has been replaced once and is on the move again.

The reason for the sidewalk sinking is that when they put the foundations in, they over excavate a hole about 4 foot deep to be below the frost line. Once the foundation is poured dirt is pushed into this over cut, without the aide of compaction. Anyone knowingly doing this kind of work is in my opinion not concerned with doing it right. I am from california where there are some ruthless builders and subcontractors, here it's a way of life.

We were told that a clubhouse with kitchen and baths would be added along side the pool. The club house is still missing ice box and stove. Some residents bought after seeing the subdivision online. Online they said that tennis courts would be built. When i bought the sign said pool and basketball courts. They are saying now that in the next couple years this will happen.

The pool is a cesspool. This state has no laws for cleanliness of pool. The builder claims that pool people come twice a week. We only see them once. There is nobody there to police the pool, therefore anyone can and do walk in and use it. Not one day this summer was the pool bottom clean except on the day the outside pool people came.

The pool they installed would be more suited for a backyard, not a public type pool. Pool needs to be tested twice daily. A lock should be put on the pool. Some child from outside the subd. Could walk in and drown. Gates open at 8:00am and close early evening. There are times when nobody is there, a perfect time for a child to drown.

Last summer a child deficated in the pool, another vomited, and nothing was done other than scooping up this debris.in most states it would require closing the pool for 8 hours and superclorinating.

Our other gripes are that we paid a premium for the homes in this subdivision, because there are covenants. No vehicles parked on lawns, no rock in planters at front of homes. No sheds bigger than 10'x10'. Paint to match home and architectual shingles matching the home. Placed ten feet from side and rear property lines. No garbage in front or rear of home. No garbage cans in plain site. No ten wheelers parked in subd. No boats campers or trailers parked in front of homes. No commercial vehicles parked at homes. Lastly, no private businesses being conducted from home. All of the above are being done here against the covenants!!!

The last issue is there is a large portion of this subdivision that cannot be completed at this time due to lack of sewage. This has stopped the builder from completing the subdivision. This is not our fault, yet we have lived here over two years and the last lift of paving still is not done. The gutter edge sticks above the paving, it looks unfinished.

We do not feel that we should pay home owners dues all the things we're not getting.

I could go on forever from trip hazards on public walkways, faulty construction. Poor quality masonry and concrete work. Poor carpenter skills, homes that do not come close to uniform code. Low water pressure, covenants say that sod will be used on homes to the rear edge of home. The developers son built my home and sod stopped at front of home and the rest seeded. Most homes in this subdivision are the same, except where home owners had entire lot sodded and payed extra. The pool and pool house should be included here, but does not. They seeded it and do not have a sprinkler system of any kind nor has it ever been watered. It is now lot full of crabgrass.

Oh, bye the way did i forget the childrens play area?
