To anyone out there that is considering purchasing, leasing or renting a home from Jimmy Welchel or Welchel construction, DON'T!!!
He is a crook and a lier and will take every bit of money you put down as any deposits. He also is affiliated with real estate agents that draw up bogus agreements and the agents get an under-the-table cut directly from Jimmy Welchel for screwing people out of their money.
Here's my story-and I am sure there are others out there.
My husband and I were going to do a lease/purchase with Jimmy Welchel in Barnesville, Ga and after 1 year of leasing the house, we were to be given the OPTION of purchasing, as stated in the written agreement. We put down $5000.00 as a DEPOSIT towards the purchase, if we decided to purchase-also as stated in the agreement, or so we thought.
Well, at the end of the lease agreement we were unable to obtian a loan under the terms that were agreed upon my the mortgage company. So we contacted Jimmy Welchel and told him everything that was going on and that we needed to set up a time that we could all meet to do the final walk-thru of the house to make sure everything was clean and to get our deposit back. Well, we never heard anything back from him. I continued to call and only got his voicemail, which I left numerous messages. Every 1 out of 10 calls, I would finally speak with his wife and she would not discuss anything with us. It finally took leaving a nasty message on his voicemail for him to return my call. I was then told that we never tried to contact him to make an appointment to do the walk-thru-lie #1-and that the house was dirty-lie #2, the house was spotless-we even cleaned the carbet and pressure washed the driveway-he told us that we would never see that money and that he had to use it to "clean" the house. He tried to tell me that he had receipts where it cost him $3000.00 to paint 2 rooms-LIE!!! He gets his friends to do the work and then they write up bogus receipts to scam people out of money.
DO NOT TRUST THIS MAN!!! The people that did end up purchasing the house have had nothing but problems with him as well. They can't get him to fix anything and neither could we when we lived there. He can not be trusted and will never follow through on anything, except to swindle people out of their money.
