Offered letter of credit, let me spend all my monies out of pocket, then did not grant loan at time of closing

I received a letter of credit, pre-approval, grant to proceed with withdrawling 401k monies for loan, approval to get home inspection, approval to offer earnest money, and at the last minute they are not approving home loan. Filing lawsuit, and requesting $10,000 in damages.
