We have been trying to refinance for the last 10 months.
We decided to go with U. S bank since their rates seemed reasonable, I called one of their loan officers in Brnsville, MN Dawndi Lavalle which seemed just nice unt il I had to asked her why she changed the origination fee on the same day that we were closing.
She sent us a good faith estimate, which I understand has several third parties fees that can change, however the bank fees called origination fees are the ones that should not change since that bank knows what their fees are!!!
Our original origination fee was 0.75 of our loan, when we ent to our closing it was jacked up to 1%!!! She was not present at the closing so the tittle Co. Could do little to change anything, and we want to take advantage of the low rates right now so we went ahead and signed off the settlement.
I have left messages on the phone and email: NOTHING, not a peep, I guess she is just looking forward to enjoy her commission, what bugs me it's just that we are already giving our money to them bi refinancing and paying their fees, and they just want MORE money raising up our fee and not even showing up to tell us on outr face!!!
DO NOT refinance with US bank, don't let them rush you saying that you rate is going to expire and before you go to the closing ask them to show you the settlement copy 3 days before the closing at least and that you expect that they honor their fees!!!
