Do not use Advantage Florida Mortgage and Doug Hernberg. He will not deliver the rates he "locks" you in at. You will not find this out until the day of closing. Rate at closing was 2.5% higher than my "locked in" rate.
His good faith estimates are not in good faith. He adds thousands in broker fees and doesn't tell you. You will only find out hours before closing when the final paperwork is available at the title company.in my case his Good Faith Estimate of total closing costs was more than $8,000 less than actual costs. Of course nearly all of this additional cash due at closing was being paid directly to Advantage Florida Mortgage and Doug Hernber. Of course you won't get this info until hours before closing.
His good faith estimates actually include a little note to explain that his broker fees have already been taken into account in the GFE. WRONG!!! Not only does he get paid from the lender, the exact numbers his note said would not be charged, will appear on your closing documents.
The worst part of his scam is that you don't realize that you are being deceived until it is too late on the day of closing. You will be left with a huge decision, pay the crook or lose your new house. Run far away from Advantage Florida Mortgage and his deceptive lending practices. He has no intention of delivering the rates he "locks you in at". Get yourself an honest mortgage broker.
