First Horizon is a complete rip off through the use of various fees. I am confident this is an intentional effort to maximize profits. I have three recent examples of this. The first involves a BK. Due to a life event, I filed CH 13 BK in completed all terms and the BK was discharged. Following discharge, 1st Horizon tacked on $700 in 'other fees.' I contacted a lawyer who told me that they commonly do such, that it is wrong and we can correct it for $5000. First Horizon correct bets I will not do such. The second rip off involves late fees. They take an inordinate amount of time to process payments then charge a $37.50 late fee. This one I fought and won but only after a horrible phone call with their CS, a letter written with proof of when I mailed the payment and proof that they received the payment. (They cashed the check prior to the 'date received' listed on my statement.) The third involves 1st Horizon pocketing my over-payment of my mortgage payment. My payment was recently reduced due to an escrow overage. Due to my oversight, I over paid them by $8.73. They listed such on my statement as a 'fee.' I called to ask what the 'fee' was and the CS rep told me I overpaid last month and I just happened to overpay exactly the same amount as a fee they charge for a 'home inspection.' Again, they calculate correct that I do not consider $8.73 worth fighting for and I assume, probably correctly, that they calculate $9-$40 erroneously collected each month, multiplied by 1000's, generates big bucks for 1st Horizon. Stay away form First Horizon Home Loans if at all possible!
