My mother who is 82 yrs. Young. Lives in Dallas, TX and needed to get some money from her home to fix the kitchen after her insurance company refused to pay for all the repairs due to water damage form a dishwasher.

She had a fixed rate intrest loan on the home with World Savings. So she returned to get the loan refinanced. I went with her ("I" being her son) to see about the refinance.

We talked with a: Kevin Hailey and told him that we ONLY wanted a FIXED RATE INTRSET LOAN or no loan at all. He said that would be no problem we were "GOOD CUSTOMERS" and had been for over two years.

He left us sitting while he went to see his boss and explaine the situation. He returned and said he had good news, we would qualifiy for a fixed rate loan.
We then filled out all the paperwork he said and told that the closing date was tentatively penciled in for "xyz" date. We said fine and left the office.

Mr. Hailey called me back and asked if I could co-sign for the loan with my Mother, that it would make it easier to get the loan done. I said sure and he told me what I needed to bring into the office. I went to the office with the documents that he asked for.

While there I imformed him, that I would be out of town for one week and that he could contact me by my cellular phone if he had anything else they needed. He wrote down the number on the outside of the jacket for the loan.
He then informed me that once I returned everything would be set for closing on the loan. I said fine.

While I was out of town he tried several times to reach me at my home not my cellular phone. When I returned home from Mardi Gras. I found the messages.

I called him and asked why he had not phoned me with the number I left with him and he said I did not leave a number. I corected him and even told him where on the jacked (folder) he had written hin his own hand my number. He locked and said he found it and apologized for not noticing. This set back closing for another two and a half weeks.

After closing is the first time I ever learned about the ajustable rate mortgage. Or my Mother would not have signed for this loan. She only received $699 per month on Social Security. That is why we stressed for it to be a FIXED RATE MORTGAGE. So she could afford to live in her home and not be forced out into the street.

I called Mr. Hiley and asked what the adjustable rate sh*t was about and he informed me not to worry that he did this to get the mortgage for my Mother and that after the first six months I could call in a pay $500 more and get it converted to a fixed rate.

This was a lie I found out upon calling and speaking with a lady at their so called VIP (Very Importatnt People) line. It sould be VSP (Very Stupid People). For beleaving thir lies.

I then cotacted a: Judy Wills (510) 446-3338 She said she was the Manager for Loan Administration. She said she would look into it. After a couple of days she called back and told me she was going to give it to: Mr. William Franklin (210) 543-4000 x 36138 who is the senior loan administrator at the San Antonio, TX office.

He called me and told me that he would be on top of the loan in question and that they were going to redo the loan and forgive the loan orgination fees and closing costs since they had made a mistake on the origingal refinance. This turned out to be a lie too. I never received a call back from him.

Instead, I received a call from a Rosa Linda at x 34541 who called and said that there were some conditinons t hat needed to be taken care of for the loan to go throu. When she gave me the list I asked here why these are now condigions that needed to be taken care of when they existed during the refinece 6 months before. She became very condesending in her tone of voice to me.

She told me that they would not be able to do the loan if I could not take care of my obligations with the other creditors first. (They happen to be medical bills that any other mrotgage company will overlook.)

I received a letter from her about a week later saying that they were not going to do the loan and I asked for the file to be closed. (LIE, LIE, LIE.) This lady accoding to the Bible should burn in HELL.

I have tried on a number of occasions to get this taken care of and all I ever get is letters every six months that start out with: "Happy Anniversy!" and going on from there to let me know that my mortgage is going up. I call and try to get someone to listen, but to no avail nothing but the run around.

I am going to file complaints not only here but also with the" Better Business Bureau, Texas Department Savings and Mortgage Lending, Texas Deoartment of Banking, Attorney Geneal of Texas (Comsumer Protection) and United States Department of Justice (Consumer Fraud).
