EMC Mortgage
Ripoff - consistently - non-caring - bad business ethics - their rules only

This is the second report that I have made regarding EMC Mortgage. As I stated before, I wired them the sum of $2000 on March 1, with no confirmation of receipt, and sent in the monthly payments they required. On March 22 (please note the date) I received notice from them that they were in the process of foreclosing. On June 27 I called and informed them that I could not make the payment on the 28th because of an electric bill that absolutely had to be paid or I would be shut off. They said they could not accept it and I would have to make another "deposit" of $1600 to start my plan over again.

On July 1, it was reported to the credit bureau that I was three months behind, which was not true since the money sent in March should have caught me up with some left over. Then at the end of July they reported to the credit bureau that I was in foreclosure. I had to borrow from my life insurance policies, which took a little extra time, and when I received the checks today, 10/13/05, I called and told them I had the checks and would be wiring the month, I was told that is was now $2,100 and had to be paid by tomorrow.

I cannot continue to do this anymore than I can afford another electric bill. What am I supposed to do this winter when the electric and gas bills are expected to double and EMC continues to bleed me to death? Somehow, someway, EMC has to change their rules or be closed down. This is rediculous. Others, like myself, are being short changed by this company and someone needs to tell us what can be done.

I don't want to sell my home because I would probably still have a balance to pay EMC, the way they keep books.
