My husband (both of our names are on our current mortgage) received a hand-written envelope with no return address holding two papers that are confusing and misleading. It scares you into at first thinking something is wrong with your homestead exemption or the deed on your property. One document ultimately leads you to call a phone number that belongs to Dana Capital to be solicited to refinance your current mortgage.
One document enclosed is a False "Deed of Trust" with your name & address with a small disclaimer at the bottom in tiny letters reading:
"Actual deed of trust has been recorded in the county clerks office of said county. This is not the actual deed of trust & is only intended as an example." (Whew, that's a relief, I thought someone was trying to take my house or had paid it off by mistake)
The second page is titled "Endorsement" in large Font at the top and issued by Dana Capital in small font. Then in a Large font the statement below printed:
"The homestead tax exemption is a right established by the Florida constitution. It permits exemption (reduction) of $25,000 of the assessed value of a homestead. Time to file for homestead exemption is now."
Please call me at 800-785-0199 x 113 regarding the enclosed document. (why would I call a toll free number about my homestead exemption - I ask myself?)

I called the number and asked if it was a solicitation for a refinance and the person responding told me yes.
It is definitely misleading and tricky and could be used to prey on people. I hate being tricked and I definitely don't do business with someone that uses these tactics.
