I had a contract on a piece of property I am selling. The buyer chose to apply for a mortgage with Challenge Mortgage. I call the closing attorney 3 weeks before closing and they state that they have not heard anything from the buyer or the lender yet. I call the mortgage company, and they say that the loan officer is not present but does have a mobile phone. I contact him on his mobile phone, and he says he is working on it.
2 weeks before closing still no word. I call the loan officer, and he does not return my messages. I call the company and no answer. The buyer finally gets back to me one week before the closing date and tells me that the loan officer no longer works for that company. The company has no record of their loan application whatsoever. The loan officer never even provided the buyer with a good faith estimate.
I am not a legal expert, but I was under the impression that a written good faith estimate is required by law. I would not recommend Challenge Mortgage. Even if this particular employee was acting irresponsibly independent of the company, the fact that this company would employ such unprofessional and irresponsible individuals in the first place is enough reason to STAY AWAY!!
