People, listen up!!! If you own timeshare and is looking to sell it or rent it... Please be aware!!! I am a timeshare owner trying to sell my property in Florida for three years now. The first company I got rip-off from is Executive Timeshare also located in FL. They took $500.00 from me and nothing was ever done. I got through to their customer service after over 20 calls over three month and was told they were having web issues and will soon to be fixed. The funny thing is my listing was not even on their site after almost a year. I took a call today with some unexpected good news. Executive Timeshare was shut down by the state AG for fraud and various code violations. A refund of the $500.00 I paid will be refunded to me within 21 days. Great news, but until I have the check in front of me and cashed it at the bank before I can truly feel justice is served. Well, being a business person, I was being optimistic after the first rip-off and think system in place won't allow business to run this way. Was I wrong! A company call Universal Marketing in FL called me six months ago and told me they have a buyer with a reasonable offer for my property and is ready to go. I accepted the offer and they required me to clear up any dues or tax for the property and approx. A TL of $1,900.00 refundable deposit and fees up to close the deal and will have a check from the title Co. Within 45 days. I paid by credit card and as you guess it, nothing after 45 days. Lucky that I've noted on the contract this is a refundable deposit and paid by credit card. I've gotten the $ credited back to my CC Acct with a dispute to the bank. But please note, the charge dispute process is a pain and it's not consumer friendly. There is a high possibility the bank will not refund you the $ and make you deal with the vendor directly.in the case of Universal, their customer service is always a message machine and no one ever answers. The bank and I had tried to call and they could not be reached after 3 months. So the bottom line is this. If you are looking to rent or sell your timeshare, go to the web and check out the company. Go to someone that is in business for awhile with good standing w / BBB or:) NO reports from this site. RCI is one of them. Finally, to all the timeshare buyers out there looking to purchase such investment, please think of the $ involved.in practical terms, think about the frequency and how much you really spent for a vacation.Co. Such as RCI membership is great for exchanges, rental etc. But there are other cost involved semi-yearly or annually pending on your property (membership, Maint. Fees, RE Tax, etc) It may not be such a good investment or cost control for vacations after all. You see, if you don't go or used it for whatever reason. You are still paying for it. Only now you have this property that's not so easily liquidated on the market... Think hard before you buy! Like anything else, if you can't or unable to use it to the maximum value of such item, don't buy it, no matter how cheap it is! Good luck to you all!
