To Whom It May Concern:

My family and I went on vacation in October to Cancun, Mexico. We stayed at the Mayan Palace. While we were there we decided to look at their timeshare program. We currently own a timeshare at the Crane in Barbados. We looked at their presentation and were interested but we told Kimberlee (Sales Rep) that we could not afford their timeshare because we already had one at the Crane. The Crane is very exclusive and does into really fit into our lifestyle. Kimberlee asked Dan (Sales Manager) if there was anything he could do. He talked to a few people then made a phone call, came back to our table and said I checked on your timeshare at the Crane and it is worth $17,000-$24,000. We can give you the name of a person in the USA who can sell it in that price range. I asked him how he knew and he said we are in the business and we have access to this information. He gave us the name of Tommy Johnson at Resort Rentals International and said that Tommy will have no trouble selling this for you. Then we told Kimberlee and Dan that their units were to big for us. These units sleep 8 and there is 3 in our family. They said that's what make our timeshares so practical and affordable. Each unit is 2 suites. You have the Grand Mayan Master Suite and you can lock of the Jacuzzi Suite and rent it out. They said the Grand Master Suite rents for $1,500/week and the Jacuzzi Suite rents for $1,000/week. Kimberlee said most of the timeshare owners use the Grand Master Suite and get $1,000 for the Jacuzzi Suite and pay their yearly maintenance fees of $780 with that money. Of if you could not make it that year just rent it all out for $2,500. We have 2 weeks so this scenario would be times 2. We paid $31,000 for all 4 units. They told us that Tommy Johnson at Resort Rentals International would rent these for us too. They said he rents these out all the time for $2,500/week. There will be no problem.

We got home and called Tommy Johnson. We paid him $249 for rents and $99 to sell the Crane property. He listed the Crane for $19,900 which we told him we thought was a little high but he said he knew what he was doing. He said he would rent our weeks for $2,785 which is even more than Kimberlee promised us. When you go to his website: Resortrentalsintl.com, you see Mayan Palace on the initial page. I looked at properties they had for sale and there are owners trying to sell their timeshares for the same unit for $10,000-$15,000 or less than of what we paid. I go to other timeshare real estate sites and on some of them there is 20 to 30 different owners trying to rent their condos for $1,000/week. It isn't hard to figure we have been lied to about everything at the Mayan Palace.

I checked some websites featuring complaints and they all had Mayan Palace complaints very similar to ours. We also checked on our condo at the Crane and found a couple selling for $9,000-$10,000 on other timeshare real estate sites. I called the Crane and they are currently selling our type of unit for $12,300. We were lied to about what the crane was worth. We have since told Tommy Johnson to lower the Crane price to $12,9995 and price is negotiable. We told him to rent our weeks at the Mayan Palace for $1,000/week instead of $2,785 and neither has been sold even at these prices. People are asking $800-$1,000/week for these units on other websites and they are not being rented so how is Tommy Johnson going to get $2,785/week for ours? By the way he has a whole list of these. This is one big scam and they are both making money, and lots of it, lying to customers.By the end of February we have to pay $782 maintenance fees and we can't even rent the place to cover the fee. We have sent e-mails and letters to Mayan Palace and get no replies. The only thing they do send out is their bill. If we don't pay the maintenance fee we will lose our condo. If they would have been honest we would not have even purchased from them.

We just found out that the Mayan Palace is renting weeks to customers for $199/week to get new vacationers to come buy their scam. Here we are trying to rent ours and they are practically giving them away. This is conflict of interest. You would think they would take care of their owners, but these people are ruthless and only care about themselves. How can we possibly get anything for our weeks when they are giving them away? They really take care of their owners! The only address we can find in the states is where we send our fee:

Resort rentals intl with tommy johnson are just as bad as mayan palace. Mayan palace gives you his name and then you pay him too. They are in this together and i warn you not to give either one any money..

We sent the following letter to the BBB in Houston approx. 1 year ago on the MAYAN PALACE in MEXICO. The BBB in Houston told us they have so many complaints on them that it is unbelieveable. They told us there was nothing they could do except register the complaint, because the MAYAN PALACE did nothing to remedy the other complaints against them. So we have pretty much giving up with them. But we figured we would give Tommy Johnson the benefit of the doubt and gave him all of 2006 to rent our condo. We placed it to rent in Nov with him and waited till Mar when at that time we called and told RESORT RENTALS to rent our 2 weeks for $1000 each, instead of the $2700 each week, he claims he would get with no problem. We figured he would have no problem getting $1000/week then. Although, we called back several times in 2006 to see why we had not heard from them on renting our condo. We would always talk to some other person, because Tommy Johnson was not in or he was busy. The only time Tommy Johson called us was the first couple of weeks to get our payment. Once we paid him we never heard from him again. The mayan palace and resort rentals international have a little scheme and everything looks good upfront and then everything falls apart once they have their money. We just thought the BBB in Virginia should know how they operate.
