Here is a computer based lead company for Real Estate Agents. Each agent pays a fee for annual membership to receive leads determined by an agents preferred area.

Buyer's USA forwards these leads via e-mail and leaves it up to a member to accept or reject. However, should a member in their opinion, accept to many leads they either temporarily suspend (temphot) the member or in this case it appears I have received a full and permanent suspension. This is the first time I have seen this warning and it appears in order to get back into their graces I need to "pay my annual fee again", but my current subscription does not expire until July 20 which they advise. My last paying for leads renewal was during May an active period of only 5 months then a suspension.

Their policy is should an agent accept to many leads they have the option to temporarily suspend or in this case permanently suspend a paying member. Their rational is they have not received any fees from closings which their fee is normally 25% of the agents commission as a finders fee.

In order to prevent this type of situation they should control thier lead offerings. How is an agent to know if they are accepting to many leads? What is to many leads? An agent has no way of knowing this fact and they provide no warnings. An agent only learns of this type of status by receiving an excessive lead notice (temphot), but in this case I received no notice of the permanent suspension by their computer system.

It is next to impossible to correspond with one of their Customer Service Representatives and their rational is they receive thousands of messages per day and cannot expend the time to personally answer a question.in this case I basically have no one to contact to discuss the issue. They offer no telephone support and do not advertise a telephone number. They only offer their "[email protected]" e-mail address which is basically non responsive.

They provide leads and then advise, as in my case, I have apparently accepted to many. Is this not the pot calling the kettle black or the tail is wagging the dog, or are they are putting the cart before the horse? They claim they prefer to issue 10 leads per year but on an average I receive 10 leads or more per week. I need to ask, what is the logic behind that policy? Why should an agent in the field be penalized for their carelessness and sloppy issueance of leads? They are penalizing the Greyhound for catching the rabbit.

In closing I do not expect them to reply to my complaint.in my opinion they are only interested in the up front fee paid for leads and they have a clearly stated no refund policy.

In my case since they have apparently permanently suspended my account I should be entitled to a partial refund at a minimum. That only sounds fair but will never happen.

It is a known fact, acknowledged by the National Association of Realtors, that a buyer takes on the average 5 years to relocate after making the decision to do so.in this case none of my leads are older than 5 months of age and they are terminating my relationship for lack of closed deals, "No Closings."

My start date above is May 17. I need to note I was not an active paying member of Buyer's USA until early this year during May. It was at this time I transitioned from an inactive free member to an active paying member. I did pay for 2003 but did not accept any leads and they refused to refund the monies paid. I decided to give them on last chance and now they suspended my account without notice. I guess I am done with them and their business practice.

Finally, may I recommend to any other licensed Real Estate Agents in the United States who may read this notice to stay away from Buyer's USA and all their affiliate companies and take their business elsewhere? If an agent needs leads, use the money paid to people such as Buyer's USA and other lead companies and develop your own leads. As the old expression goes, "if you want something done correctly you have to do it yourself!"
