I am a real estate agent. My friend put a business for sale with Mario Carron. Mario promised he had many buyers that would make quick offer on the bar and restaurant. He told her not to worry, he has done this many years. Once contract was signed, Mario never contacted again. After calls with no call back, i wrote him letter to cancel contract and Mario finally answered by threatened lawsuit. My friend was losing business because there was no money to pay bills. Mario said he had to sell it, but the price had to be much much lower. He had first said he had many buyers alreadyat high price. Now he said there was no interest due to high price. Very different story. He was first nice and charming, but then he became an angry bully. He said he would not sue if the price became very low and he sold. This was crazy. A buyer or maybe a friend than made a very low offer. They seemed to know each other for long time, and work against my friend like they were partners together. Mario said it had to be accepted or cummission due. The price was so low the business could not sell because of high debt. But if commission paid as Mario demanded due to letter, the business had to be closed since it could not afford to stay open. Mario called every day to pressure offer or commission. He yelled and screamed like debt collector. When i looked at listing contract i saw that Mario Carron's commission was based on the high asking price he promised, not on the low price he now said it was worth! This was a trick! Even i tried to bring a buyer, but Mario said he does now work with other brokers. He only represents both buyer and seller, and keeps 100% of commission. I think he does not work with other broker because his lies, makes tricky contracts and does bully tactics will be seen as a rip off of innocient client.
Do not buy or sell a bar, restaurant or other business with Mario Carron. He is not an honest man, he does not answer phone, and he acts like a bully. My friend had to close the bar and restaurant because Mario's offer could not work. He still is harrassing for a commission when he did no do anything but promise a high price and then not advertize business, present fair price offer, or even let other broker help!
