Complaint / Review
Longview
American Manufactured Communities AMCREIT Rent

I am Age 68, Retired E.E., previously Employed in Longmont Colorado, Boulder County.

I purchased my Home in Longmont, in the Community of Longview (11135 Longview Boulevard, Longmont, CO 80504), Weld County, in 1998 - Longview used to be Hometown America, but Ownership was recently taken over by American Manufactured Communities (AMCREIT).

It is a Manufactured Home, on which I pay both Mortgage and Rent (Mortgage because I own and am buying it,
and Rent because it is located on Property that I do not Personally Own, therefor I addition to the Monthly Mortgage I pay Monthly Rent).

Rent (called Lot Rent) is due in the 1st of the Month, with a Grace Period to the 5th of the Month.

In the 2006 time frame I had CVA's (Stroke's), and am now on SSDI (Social Security Disability), as my
only Income, plus I have no State Disability (Medicare) as the State says that I do not qualify with Federal SSDI.

My SSDI is Auto Deposited, by the Government on the 2nd Wednesday of each Month (which falls on a different day each month, I have no control over that).

I had an Understanding (not in writing but Verbal with Witnesses my assigned POA's Power of Attorneys) with the Local Community Manager, that the Rent would be paid on the Day it came in from SSDI, and that seemed to be
Agreeable, and I have sent them (several times via Email, Postal Mail, and Telephone) Documentation as to the Dates in 2012 when my SSDI comes in and I will pay Rent.

My POA takes my Rent Checks into the Longview Office, the Checks were accepted and cashed, and there were
never any Complaints or any indication, nor even notes written on the Checks, that there was a Problem.

Now suddenly, after AMCREIT took over Management:

Longview will no longer accept what they call Late Payments, i.E. Payments after the 5th.
Longview now insists on charging me Late Fees (which accumulate depending on the number of Days
Late).

Longview, in addition, now wants to charge me Retroactive Accumulated Fees for all the previous Months, in which they have been accepting my Checks, without Complaint.
Longview Management will not Communicate with me on this Issue via Email (although I consistently send them Emails), or Communicate via Postal Mail and when I Telephone them I can only Communicate with the Office Staff, never
the Manager.
Longview however does Communicate only by Taping Typewritten Demand Notes for Immediate Payment of
Late Fees (not Rent, which I attempt to pay in full every Month) Taped onto my Front Door, which, BTW, do not contain
Official AMCREIT Logos.in fact the latest Taped Note said that no Further Checks would be accepted, and would be
returned, if they were Late and Retroactive late Fees were not Paid Immediately.
Additionally, I have had to not take the Check to Longview in Advance of the Date it is written for because, the last time I did that, Longview rushed the Check through Immediately (to spite the fact that I had notified them in advance, via Email, Postal Mail, and Telephone, to not put the Check through until the Date it is written for), causing me Bank Problems
(because the $Money had not yet been Auto Deposited by SSDI, and was not yet in my Account). Fortunately my Bank Honored the Check anyway, and even Reversed to me the Overdraft Charges, after I explained to the Bank what happened.
I have Complaints, and Certified Letter's, in with the BBB on LongviewAMC REIT, with no definitive responses to Date, and additionally am attempting to file Complaints with other Agencies.

Nevertheless, I am continuing to write Checks, for the Full Rent, on the Date that my SSDI is confirmed to be in my Bank (minus Longview's Demanded Retroactive Late Fees.

Best Regards.
William Harvey
