Realty Law Group, All State Law Group, Allstate Law Group, Consult Marketing Group, Inc. Are all one in the same and they are a scam! The businesses above are not legitimate legal services providers, they are a marketing companies, hence Consult Marketing Group. Bruce Weiner serves as the Attorney of Record, but clients do not receive ANY LEGAL REPRESENTATION. You DO NOT NEED A LAWYER to receive a Loan Modification and it is ILLEGAL (STATE BILL 94) for an attorney to take an advance fee for a loan modification. The above companies were given a " FINAL ORDER TO CEASE AND DESIST " by the Maryland Commissioner of Financial Regulation. Tracy Lee is dilusional, he is so caught up in his own web of fraud and deceit that until he is behind bars, he will continue to prey upon and defraud desparate and vulnerable homeowner's at risk of losing their homes to foreclosure. It is important that victims come forward and report if they were ripped off by these con artists. For example, if 100 victims came forward and said they paid $3,000 - $3,500 in fees for services that were never performed, the Orange County and Los Angeles District Attorney's office would prosecute at the local level because the combined damages would total over $300,000. Report Attorney Bruce Weiner and Tracy Lee to the CALIFORNIA STATE BAR ASSOCIATION, CALIFORNIA DEPARTMENT OF REAL ESTATE and the CALIFORIA ATTORNEY GENERAL and they will initiate investigations and prosecutions of their own. Unfortunately, you will probably have to sue the both of them in small claims to get your money back, they both KNOW the walls are closing in on them and it is a mathematical certainty that they will eventually get caught. They think they are invincible, evident by the way they simply changed business names and locations once too many complaints were registered against them. These guys are predatory and greedy and are ruining peoples lives that are already in turmoil. It is your civic responsibility and duty to help bring these guys down, ALL THE WAY DOWN. Frankly, there is a saying, " Caveat Emptor " which translates - BUYER BEWARE. A simple check with the State Bar Association would reveal that Attorney Bruce Weiner has been ineligible to practice law numerous times. Now being ineligible to practice law could be the result of a lawyer not paying child support or not paying their dues to the State Bar Association. However, I challenge you to find any lawyer worth his salt who does't guard his license to practice law with his life. As of October 11, it ILLEGAL for even LAWYERS to take an ADVANCE FEE for a LOAN MODIFICATION and therefore NO REPUTABLE ATTORNEY would even offer loan modification services. Contact THE HOPE HOTLINE or your local HUD APPROVED COUNSELING OFFICE - they can provide you with free counseling and advisory services. Your best bet for a home loan modification is for you to be proactive and be actively involved in your own case with your bank. Go to the HOME AFFORDABLE MODIFICATION® Program, HAMP, website and read it. The basic formula for eligibility is #1) a documented financial hardship due to loss of income, excessive credit obligations, death in the family, etc. #2) your current payment is more than 31% of your GROSS MONTHLY INCOME - NOT YOUR NET INCOME - 31% of your GROSS INCOME. If your current mortgage payment is higher than this amount, you are eligible for review for a loan modification.in preparing your paperwork, be thorough and EVERYTHING the bank asks for include the first time you submit your paperwork by fax or mail. Make sure you write your loan number on every document, bank statements, every page of your tax return, everything. Call the bank every few days to verify they have a complete PACKAGE. If you can't realistically afford to stay in your home, put it up for sale or short-sale. The benefits are your credit will be impaired yes, but you will not have a foreclosure which can stay on your credit report up to ten years. The bank, through the HAFA (Home Affordable Foreclosure Alternative) Program may offer you up to $3,000 - cash for keys. Dealing with the lenders can be frustrating and they will ask you to fax the same document to them maybe a half a dozen times, do not be discouraged. The banks have internal mechanisms to weed out borrowers from the modification system, they are simply overwhelmed with requests from borrowers claiming financial hardship.
Some borrowers have negative equity and can't refinance so they simply want a better deal, but don't necessarily have a financial hardship. With 30 year fixed rates at the lowest levels since World War II, naturally every homeowner with a mortgage would like to take advantage of today's low rates. But unfortunately, not everyone qualifies. Out of roughly 5.7 million modifications completed since only 1.8 million have been made through the Home Affordable Modification® Program.
