Stan Greco Conflict of Interest and Unethical Business Practices

Stan Greco Sandbagged Me. (in my opinion) - There needed to be full disclosure on Stan's behalf and he needed to serve my financial interest not his friends. He put his financial concerns ahead of his responsibility and the code of ethics that he follows as a licensed realtor and real estate broker. Below are the case numbers filed at the Michael Antonovich courthouse in Lancaster for the unlawful detainers against Paul and/or Joan Smith. I went to Michael Antonovich courthouse and within twenty minutes I pulled up the unlawful detainer on Joan Smith after searching for Paul Smith. (Do you have any idea of how many Paul Smiths are in Los Angeles?)

Breach of contract - negligence, not telling the truth and intentionally mislead me to put his friend-employee into the house knowing that he might be evicted in the future. Here is Stan's information according the the Department of Real Estate's records.

The basic argument is had I been aware of Paul's past eviction then I could have made a biased decision and not accepted his tenancy. Having the knowledge of his past eviction would have been enough to look elsewhere, either for another tenant or a property manager? By putting Paul into the Pillsbury house it ensured him of managing my other house in Palmdale and getting more revenue. Stan knew Paul for many years and Paul worked for Stan, so it wasn't a passing acquaintance.

It would have been my choice as to give Paul a chance or look for a better prospective tenant. My choice was taken away by Stan not notifying me of his past unlawful detainer and not allowing me to see Paul's credit report, even though I made the request in his office repeatedly initially. Also, the lack of knowledge of Paul's eviction marred my decision and the collaborative thoughts and efforts that come with hiring an honest property management company. Had I known about Paul's faux paus then I could have taken appropriate actions, this immediacy and proactive response was nullified by lack of knowledge and understanding of the situation; history has a way of reposting itself.

I understand that he was looking out for his friend of many years and contract employee Paul smith, but in doing Stan put my needs aside and created a conflict of interest. He could not properly inform me of the current situation when Paul became late on his rent in January, still later in February and missed the rent in March all together. Had there been some honesty and full disclosure from the onset this would have never happened.

By sharing the space at ReMaxAll pro, to do property manangemnet and working under Peter Terraciano's broker's license as filed under GAVAR, it earned him credibility. Since last year ReMax All Pro has severed their relationship with Stan Greco.

Eviction - Paul's dereliction of payment was mutually exclusive to any work that was done on the house.in fact he didn't make the argument until I served the unlawful detainer papers. Not once was any discussion made regarding the use of electricity, water, etc. Not one email, phone call or verbal discussion to myself or Stan Greco.

Paul squatted on the property additional weeks beyond the two months and wouldn't allow me to enter the property and I needed to call the sheriff to see if I could get onto the property and I had requested a " sheriff's peace the keep" appointment in order to have Paul served on my property. Prior to me entering the house according to my 24 hour notice (I hid three hundred yards away in the bushes) I did see him go into the house, shut the door, go back to the van open up the drivers door, take something out of the door (pistol?) stuff it into the top of his pants, pull his shirt over and walk back into the house. I feared for my life, the tenant was dangerous.

Paul knew how to play the eviction game very well and he was very difficult to deal with and cost me a week of pay in going through the filing process and paying for the court papers. I also lost money on the sale of the house by 10-20k since I could not prepare the sale of the house prior to the end of the $8k government stimulus rebate. But that is very hard to prove in small claims court.

After i finally got Paul S. Served i took him to court a total of three times. The first time Paul Smith counter-served me at the hearing date, so it was rescheduled. The second time the case was heard and I won the full amount around $3,000. Then Paul Smith appealed the case and it went to Superior Court. I hired Darlene Ragan, ironically, and she was happy to represent me. (I liked her, she knew her way around the AV courthouse). I beat Paul Smith in court and the verdict was rendered in my favor. Paul wasn't too happy about my legal representation, but as the saying goes Paul "if you pee in the pool, don't open your mouth."

What really irks me is the fact that Stan Greco showed up as a witness for the tenant that I evicted in court on three separate accounts. So he should have been representing my interest and helping me go after the tenant, but they were buddies, "good ol' boys;" so that's how things roll in Lancaster. For the record, the day of the appeal my attorney cross examined Stan Greco and it was revealing to say the least that Stan never checks peoples' credit reports when filling a tenancy. Lastly, Stan Greco showed up in court with his attorney (friend). Darlene Ragan knew who he was, I am pretty sure he was a good attorney and he wanted to see how strong of a case i would have, if i chose to file a complaint in Superior Court against Stan Greco. Personally, i didn't want to waste my time and money, this essay seems more fitting...
