To whom this may concern..
I recently had the misfortune of dealing with Luv Homes and the people who work there. My husband and I are first time homebuyers, who were looking to buy a manufactured home and land deal to get away from the city. Things seemed to be going well with Luv Homes at first, we had picked the floor plan and options we wanted and Luv Homes was nice enough to find us a mortgage broker.
Not long after we were pre approved, I started receiving phone calls from my mortgage broker who had been having trouble getting in touch with Luv Homes. On many occasions I had to call Luv Homes myself to find information and ask our sales woman to return my mortgage brokers phone calls. Since I was doing a VA loan there were many extra steps that needed to be taken in order for my loan to go through.
I had expressed my concern to Luv Homes many times about this, and was assured that they were on top of things and it was in fact my mortgage brokers fault. Not theirs. After having weeks of tears and frustration I decided to have a meeting with Luv Homes and my mortgage broker. I wanted to point out VERY specific concerns that I was having..
1) The lack of communication and wiliness of help by Luv Homes with my mortgage broker.
2) The fact that Luv Homes insisted in being paid in full for my home with the construction loan money and then not offering me a guarantee in writing that my home would be delivered and up to code.
3) Luv Homes general manager had told me a few days prior in person that they have a corporate policy to be paid 100% up front for my home in the construction loan and that I had to use their construction lender... I asked him again of their policies in this meeting and he lied to my face. I had called their regional office the day of my meeting and was told Luv Homes didn't have to be paid in full if it was a problem for the customer, which I then pointed out to Luv Homes general manager.
4) I was also told before this meeting by the sales woman and the general manager that if my mortgage broker would not get on board with them, they had the right to replace them and had already taken my information to another person WITHOUT my consent. I pointed out to Luv Homes in this meeting that even though they were nice enough to find me a mortgage broker I paid the fees for their services, which meant that my mortgage broker now worked for me!
5) On several occasions when I would call with concerns of money their sales woman kept telling me to save up because unforeseen expenses can come up. Although I was going with a VA loan, which means no out of pocket expenses for my husband and I.
When it came down to the bottom line, Luv Homes was interested only in getting their 100% up front. They wanted to sell me a house, be paid in full before the house had even started being built and then give me their word that if my house wasn't up to code or anything wasn't right, they would fix it. I asked for a written guarantee that if anything were wrong or the house didn't meet codes, they would fix it. To which I was told by the general manager his word and reputation would be good enough.
I left the meeting telling Luv Homes I would get back to them with a decision of either going forward or pulling out of our deal. Luv Homes general manager assured me that he appreciated my business and would do anything to make this right with my husband and I. Not even 24 hours later I got a phone call from him telling me that he didn't feel comfortable with our deal and he was pulling out, which meant to me. That Luv Homes was unwilling and unable to give me a written guarantee that my house would be up to code and without damage.
After looking through the construction and house contract when this was all over, I found many things that would have been wrong in the end, and I am SURE that they would have been my responsibility.
