I had gone To Patrick Darden (owner of Darden) in 2007 to rent out my newly renovated home with new appliances. I had a contract stating that no pets were allowed and no smoking in the home. The house was rented out till July. When I got the home back it was a slum. The wood floors were scuffed out of the ordinary, the house stunk from people smoking, and worst of all it smelled like dog piss. Come to find out the tenants had four large dogs living inside. It cost over two thousand dollars to make the home livable. Both the fridge and the dishwasher had to be replaced as well as the and french doors the dogs chewed. The carpets also had to be replaced from the dogs urinating all over them. The contract stated that the company would do walk through every year. Clearly they never did one walk through because if they had they would have seen four dogs and all the mess from the dogs.
When I told him I wanted all their deposit and my 200.00 deposit that I initially gave to them to open the account with them he gave me a hard time. I had to send him pictures of all the damages before he gave me anything back. When the tenants moved out they left their garbage all around the house. They told me they would be responsible in picking up the garbage. I had to call them every day to come and get the garbage and finally after a week someone did. A month later I got 440 from the 500 of the tenants deposit. $60 went to Darden for management fees. One month later they sent me $69.00 from my own $200.00 because they charged me for the tenants garbage. He has lied and said that I told them to hire someone to get the garbage. He has said that the tenants payed for the garbage to be taken out. Clearly not since it came out of the two hundred 200.00. He is trying to justify it by saying both accounts were merged together mine and the tenants. He has taken no responsibility for the mess these tenants left in the home. His continued response is that he collected the rent every month and that is all he has to do. He has altered the contract and has lied through out entire process including to the BBB.
