Do not attend or do business with PJ Vanhulle, (The Prosperity Queen) of Real Prosperity, Inc. She has a Prosperity Seminar this weekend March 4-7 at the Hyatt Hotel in South San Francisco.in October we attended and purchased her $7,995 90-Day Real Estate Program as well as because of her urging to really jump in head first, gave her an additional $12,000 in January to invest in a piece of Joint Venture property for us and in June I started a lawsuit against her for fraud and deceitful business practices because: 1. Her 90-day program is a scam. 2. It was supposed to be 100% refundable if you didn't make the purchase price of the program back in one year. (yeah, right) 3. The $12,000 extra money we gave her, she pocketed. Never invested and when we asked for it back starting in November of she claimed she didn't have it. (It took that long to reach her as she had taken a $50,000 vacation to Sir Richard Branson's private island and I had left over 20 messages as well as sent 10 or more emails to find out why we hadn't gotten a contract in the mail as of that date.) Well, we all know that in Real Estate when a client gives you money for a transaction it goes into a special account until the deal is done and if the deal falls through, you give the money back. (Not PJ.) She kept it all. Also learned the Joint Venture Company she was using to front the "DEAL" the Owner, Carolyn Hegarty had no idea she had made the contracts and used her name as a partner. (She is also named in our lawsuit but really had no part of it) 4. On Dec. 4 PJ VanHulle dba Tandem Group filed Chapter 7 Bankruptcy in Oakland, CA. And in the 67 pages it shows she owes over 2.88 million dollars just to Investors like my husband and I who believed her when she said she was The Queen of making Real Estate Deals happen. She is definitely a Queen but it is of lying, cheating, scamming and deceit. 5. Under no circusmstance attend or give her a penny of your money if you ever want to see it again and in those same 67 pages of Bankruptcy it shows her monthly income of less than $2,000. She claims to make over $20,000 an hour and she owns over 30 properties.in her assets column of the Bankruptcy she shows she owns 5 properties and they are all in either short sale or they have been sold at fair market value to help pay some of her debt before filing the bankruptcy. 6. Run the other way when you see the name PJ Van Hulle or Real Prosperity, Inc. Because someone is going to be screwed royally if they stand beside her for very long. To date, four other Investors have filed a Fraudulent Lawsuit against her since ours in June of but because of the Bankruptcy and her showing -0- assets none of us will be able to collect our original loss of money or the thousands we have paid to our Attorneys.
