I was one of the first residents to live at Esprit. It was less than 10% occupied when I moved in. I will list all the problems I have experienced with this place because I sincerely do not want anybody else to go through this hell.

1. COST - First of all $2600 for a little one room studio less than 700sqft... Yea it's a nice view, but that's ALL you are paying for.

2. NOISE - Paper thin walls. You can hear your rude neighbors having sex next door along with the tv they have on loud to cover it up.

3. PRIVACY - The architecture of this building is not designed with the resident in mind. If you are on the first floor anyone can walk up to your unit and peek in. I was actually SPIED ON BY THE STAFF to follow up on a complaint my rude neighbors had made directly attacking me.

4. SAFETY - Public accessway allows entry into the residential portion of the community. ANYONE could come up to my apartment and hop over the balcony, and let me assure you, this did happen. I was stalked by random people and was not confident in the security staff to protect my safety.

5. FREEDOM - I was actually told to close my blinds at night for continuity and decorative purposes. WTF' Also be extremely aware that in the lease agreement, you must return the apartment in exactly the condition you received it in. This means that they will charge you for ANY sign of the littlest amount of damage. You cannot even move freely inside your apartment without worrying about making a scratch or ding somewhere. For small scratches that can efficiently be retouched with minimal paint, they will charge you for a FULL repainting job when you move-out. I'm not kidding.

6. APPEARANCE - So much rain and water damage. They try to cover it up by slave-driving their cleaning staff. I had even heard that the building was condemned because the south side was beginning to recede due to poor construction.

7. MAINTENANCE - In the first month alone, my microwave needed to be replaced twice. My dryer was not working because the air shaft was shut closed. The smoke alarm would go off EVERYTIME I used the oven or the stove-top. I ended up just removing it myself bc the staff was so unreliable. Also the water will take some time to heat up and you have to wait a while before you can take a hot shower. The carpet was not brand-spanking clean when I moved in and is a magnet for dirt. Be prepared to pay $1500 to replace it and good luck finding a cheaper quote, it's all angular shaped and they charge more for that. This is a NEW development, with BRAND NEW appliances, I was the first tenant in this unit. Talk about lack of preparation. Also the parking garage gate has broken a number of times since I lived here. No thanks, I don't want to get raped in the underground parking.

8. THE STAFF - Start recording any conversation you have with any member of the staff. They are trained to lie to you and manipulate you to snitch more money out of you and then they will deny lying and put the blame on somebody else. Full of false promises and extremely shady behavior. Their mission statement is actually "E&S Ring is dedicated to delivering consistent high-quality service, dependable results and client satisfaction at every level." FALSE FALSE FALSE!!! Care for some examples'

A - When I first moved in, I asked about the process of ending a lease. They said they email the resident towards the end of the lease to go over the resident's options. I was not contacted. Why wasn't I contacted' Because in the fine print of the lease agreement, if you do not notify them that you intend to move-out, they will automatically charge you the next month's rent!!!

B - They offer you one complimentary carpet cleaning. I used this within the first 3 months. I requested another carpet cleaning that I was prepared to pay for towards the end of my lease because it was so filthy and ripped I wasn't sure if it needed replacing. The service manager - says "don't worry, I'll take care of it, it's complimentary". I call - to set this up. He does not get back to me for a week so I continue to try to get a hold of him. I speak to him and he tells me he had set it up already. I speak to him on 4 other occasions where he tells me he has set up the cleaning and the cleaners will arrive, but they never do even when he tells me he followed-though. The cleaning staff is innocent in this matter. I don't think he ever even set up anything at all.

C - I then set up a preliminary inspection with - because this is required prior to move out. He gives me a quote and tells me the carpet needs to be replaced and that Esprit will pay for a portion of the cost. I am happy to hear this because it is lower than the cost of outsourcing the carpet replacement myself. I then try to contact - to set up a final inspection. I left him several messages in a 2 week span and NEVER heard back from him. Because of this, I never had a final inspection. I was concerned so I spoke with the MANAGER on the day of my move-out who said as long as I had a preliminary inspection, it is fine because " - is very accurate with his quote." I specifically ask her if I will be charged more than what he quoted me. She gives me a very direct and confident "no." I then request from the manager that my financial information be removed from their system to ensure that i will not be charged random amounts. She says I will not be charged but they will keep my information on file.

D - I receive the balance of my move-out costs and notice that they are charging me the full amount of the carpet replacement due in one month's time. I call and spoke with the manager to dispute these charges. She tells me to dispute them via email and proceeds to charge me the amount I owe THE DAY AFTER I SPEAK TO HER without even notifying me or getting my approval. This payment isn't even due yet!!! Even as I write this I have a week left to pay the amount. Oh wait, I was charged already when the manager went behind my back after I requested specifically that they remove my financial information because I knew they were capable of doing something this repulsive. "no don't worry, we won't charge you." LYING MANIPULATING CHEATING SCHEMING... YOU DO NOT WANT TO LIVE HERE.

To better put this into perspective for you, I can afford to pay any amount. I was never late on any of my rent payments. I have a perfect credit score. It's the principal of the situation that the staff will promise you impeccable service for the high cost that you are paying and completely fail to meet up to their own standards. This place and it's management caused me a great amount of stress and struggle. It was not worth it at all. How can you live happily in a place that has so much negative energy'
