Met with Jeanie Frank on approx. Thurs., Oct 23. To inspect a duplex in Daleville, IN that was listed for rent. Lights were not available, but took a flashlight to inspect duplex. It needed painted, carpets cleaned and minor repairs to closet doors, window screens, etc. Gave her $500 deposit, and $650 check for first months rent. She gave me a receipt less $50 for property service management fees. Duplex was suppose to be available on Nov. 1, also asked for utility bill hx. She did not supply me with utility bill hx. Met with her on Nov. 1, utilites now on, but no repairs, cleaning, or painting had been done. No contract was produced nor keys given. Agreed to have it ready by Nov. 16 because she was going on vacation. I decided against renting the duplex and notified her asap. She now won't return my phone calls and has yet to refund any of my money. Entering small claims court case.
