Beware! This appears to be a predatory mitigation company, who's practices justify a criminal investigation! At best, they will string you along and waste your time!

This company doesn't do what's promised. They engage in bait-and-switch tactics and utilize deceptive business practices. Their operations give reason to suspect a fraudulent scam - so be forewarned.

They purposefully strung me along by means of an endless circle game of smoke and mirrors, producing a masterful appearance of meaningless "effort"- that added up to delay after delay and excuse after excuse with little to no results. After 2 months of empty and broken promises on a tight time frame, I finally "fired" them and requested the guaranteed refund - but haven't even received a response to that request.

They sound good, look good, make great promises, and are good at developing "personal" rapport - - but don't DO much of anything! I was assured that my file was being "touched" daily...! While I reverted to begging, pleading, and finally demanding them to do the job I paid them to do and that they promised to do! In the end I felt like an idiot to have kept hoping for a different result with each (same) new promise of "today" or "tomorrow".

Although mitigation is a drawn out process - and everyone knows that phone tag and computer problems are part of life - this company's "policy" is an expert use of stall tactics - while time runs out - for end purposes that I can only guess. At practically EACH and EVERY point of promised negotiation and contact, it didn't occur for one reason or another, and was delayed until "tomorrow"- which turned into another "tomorrow"- which turned into "Monday"- which became "Wednesday", which became "tomorrow", which became "Friday", which became "Monday"- etc. Etc. Etc. Ad nauseam! Computer problems, direct lies, incorrect fax number, "Nth"-hour transfer of file to a different negotiator who needed to "get caught up to speed" (then couldn't be held responsible for promises made by the former negotiator, or held accountable for "unreasonable" expectations that were directly spoon-fed by the phone sales pitch), phone tag, more phone tag, phone tag again, waiting for a call - and, OH LOOK - PUPPIES! (-requesting more information, after the 45 pages already sent-)- and (FINALLY!) "TODAY"!!! - - - which (AGAIN!!!) became "Tomorrow"- - - at which point my eyes were crossed, I needed a shrink, time was still ticking toward foreclosure and negotiations weren't much further than when I started!!!

For instance; at the first important and promised point of contact with the lender, my file was suddenly transferred - causing a major delay that evolved into an endless circle of delay after delay. Very little real or meaningful negotiation transpired with the lender; the negotiator wouldn't escalate my file to someone above the level I had already reached - until far too late - despite my pleas; and the "expert" negotiator didn't know the answers to very basic questions related to the field. Every time frame was breeched; my pleas were ignored; call after promised call wasn't made; and in the end, the foreclosure wasn't stopped, and the loan modification wasn't resolved. I've wasted time, effort and money; and have had to deal with MORE frustration and stress on top of an already frustrating and stressful experience! Although my negotiator claimed that I wouldn't accept the lender's offer and that she worked exceptionally hard on my file, I HAVE AN EMAIL TRAIL THAT ABSOLUTELY AND UNDENIABLY SPEAKS FOR ITSELF.

This company fits the profile for predatory mitigation companies, and exhibits consumer protection warning signs such as:

An upfront payment is required before any work is completed - without a written contract explicitly stating their verbal promises;
An information release authorization is required - without a signed contract for services rendered in return;
Strict advise is given to cease ALL contact with the lender - which is to transpire from that point forward ONLY by means of and through the negotiator - at the risk of breaking the agreement;
(Unreasonable and impossible) Promises are made pertaining to potential outcome of negotiations;
Expectations based on those assurances are later said to be unreasonable;
Initial sales tactics, later claimed to be "impossible" expectations, are transitioned from person to person so that ultimately no one is accountable for what the other said;
The buck is passed so that it stops no-where;
No one is accountable;
The "specialist" cannot actually get any further into the lender's system than the client is able - despite the assurance otherwise;
Stall tactics are employed that end up wasting precious time and further limiting options;
End results are no better than the client can accomplish, despite clever appearances;
Their process is a game of smoke and mirrors, giving the appearance of effort - without timely or substantial results;
Their ad and promises are a form of bait and switch.

I'm not sure what their end goal is - maybe they just make their money by recruiting a large numbers of clients who pay 1/2 down - and don't get their guaranteed refund when they're dissatisfied. However, I suspect a lender kick-back or incentive, or a last minute "buy down" (which was offered to me) in which they pretend to "rescue" (after purposefully wasting precious time so as to back you into a corner) by taking over the deed - with no real intention of payment - and then defaulting! - or at worst, ID theft and/or selling personal information. I wouldn't be surprised if it's a restructure.in any case, they are predatory, and absolutely should be investigated. (Attorney General, 60 Minutes, 20/20, CNN, John Stossel, local news, etc.) At best, they are extremely negligent, and potential customers should be aware of the wild goose chase they will encounter before they put their time, money, effort and trust into this company.

THEY MAY OFFER A REBUTTAL AND TRY TO ARGUE OTHERWISE - BUT THE EMAIL TRAIL UNEQUIVOCALLY SPEAKS FOR ITSELF. I'M HAPPY TO POST IT or forward to anyone who requests it. It's quite long and is beyond ridiculous! From the very start to the finish, it reveals an unbelievable string of nothing but delays and excuses, frustration and wasted time. Learn from my mistake - and don't go there!
