My sister was shown a clean, remodeled unit at Beaverton apartments in mid June and decided that she wanted to rent from them. The unit that was shown was available immediately but they promised a nicer unit was available at the time she needed to move at the end of June. When she picked up her keys on Friday June 29th she was given an apartment that is dirty, mold infested, and the bathroom floor and master closet floor are completely rotted because of water damage. The stove was not useable, missing drip pans, the fridge is missing a shelf above the crisper drawers, all the window seals are coated in black mold, the floor was very dirty, dirty baseboards, the ac unit is coated with a thick layer of dust, there was black mold on the wall in the kitchen, the complex has since painted over it, the curtains in the master bedroom are yellow from nicotine and the smoke and mold odors are so bad that its sickening to even be in there. The floor around the toilet was sunk down an inch, and was very spongy to step on, and the water heater, located in the master closet, was tilted to the right and set directly on the carpet. The medicine cabinets are rust spotted on the insides, the bathroom drawers had the previous tenants stuff left in them, the wood around the base of the cabinets was splintered and rotted, and mold was abundant in the shower.

She was unable to stay at this apartment due to its current condition, and we believe that according to Oregon Landlord Tenant Laws it was illegal for Affinity Property Management to rent this unit in the first place since the stove couldnt be used and the back door did not lock, it wasnt cleaned and the floors were dangerous in the bathroom and under the hot water heater.

Once we called all of this to their attention, Samantha, the complex manager, denied the state of the apartment saying the she inspected it before she left on Friday and found it to be clean. She also told the tenant that the linoleum was to be replaced at 10:30 Monday (July2) morning and when we spoke with her on Monday she denied that the work was going to be done and told us that it would probably be done Friday July 6th. We then asked her to come to the apartment and inspect it with us so all parties were on the same page and although she viewed it she continued to have a dismissive attitude about the condition of the unit, and was completely unconcerned that the tenant and her 19 month old son were essentially rendered homeless because of the condition of the unit.

The complex has since ripped up the floor in the bathroom, and closet and the water damage was so extensive that the floor was rotted through to the foundation. The complex was going to patch the floor but failed to acquire necessary permits from the City of Beaverton before starting the structural repairs. I called the city to inquire about the safety of the repairs and they busted the apartment complex for not having permits. The city found that a 4x6 support beam in the floor was 1/3 of the way rotted because of the water damage.

The complex has done nothing to see that Janet was given a different unit, although they offered her one that was nearly $200 more per month, and told her that she was responsible for moving herself. Janet is a single mother who receives no support in the form of state aid or child benefits from the father, she works very hard and has suffered considerable hardship as has her son because of the lack of housing and lost wages due to time off work dealing with this property management company.

Currently the tenant has to move her belongings into a storage unit and go through the process of finding another home. There is a hole in the bathroom floor of unit 20 that is at least 4-5 feet deep and the soil under the house is visible, the hot water heater is unhooked and sitting in the master bedroom on the carpet, and the toilet is in the tub. They are not charging her rent as long as she is not physically occupying the unit, as if that is really possible!

The manager at Affinity, Kim Crown, does not return phone calls nor has she been helpful in offering solutions or compensation. We can only wonder how many other units in the complex, or Affinitys other properties, suffer from this type of disrepair and how many other innocent people they have taken advantage of. We hope to call attention to this type of irresponsible property management so that other families may be able to avoid this type of trouble in the future, as well as raise awareness in the community that slumlords like this exist and need to be avoided at all costs.
