Unfair lease agreement, won't allow a lease break, even with proof of job-loss & insufficient income to live there

I am representing someone other than myself for this report, so they will be referred to as "said person" (meaning the person who signed a lease for an apartment)

A 12- month lease was signed by said person. Proof of income was needed before you could even sign a lease to live there. Said person provided only a "stated income" from employer before ever even receiving a paycheck (said person had just started a new job) That right there was a mistake on the apartment's behalf. If they wanted a certain income, they should have needed proof (ie, an actual paycheck) Said person lost their job before ever even receiving their first paycheck due to back injury (that's whole other story, said person shouldn't have been "let go" due to a back injury)

So, said person went to apartment management with proof of job loss, and asked if the lease could be broken since said person would no longer have the finances necessary to pay rent. Said person found another job making substantially less than orginal job when lease was signed, and the apartment management still wouldn't allow for a lease break even though this new job wouldn't have been enough to get a lease in the first place. The only option was to pay a year's lease in advance, or to pay the rent and live there for an entire year. Said person stuck it out for a year, barely making rent. When the end of the lease was coming to and end, said person could not afford the last two months' rent (even after having two roommates move in, which ended up not working out) So said person could not afford rent, and moved out and had the carpet cleaned. Said person had a walk-through done and the apartment management charged the said person $75 for a small scuff on the wall, and $400 for a "cat urine on carpet" Said person never owned a cat. Said person is now liable for over $1600 (including rent and unreasonable fees for supposed cat urine)

I think this is unfair, because even though the lease stated it couldn't be broken, they should have made an exception in these hard times, due to job loss. Said person had a fair reason, and notified management immediately after losing job.
