Stonebridge Ranch Apartments - Graystar Management
Fraudulent Carpet replacement charges ripoff

My name is Tara, myself and 2 possibly 3 other people believe that we are being scammed by Stonebridge Ranch Apartments located at 575 W. Pecos Road, Chandler, 85225. They are owned by Greystar management.

Crystal, Sherry, Leo (do not have his last name - see details below) myself and moved out of the complex within the last 6 months. Each of us have a similar story, with a few different details.

My story is that when I moved, I did my walk thru with the complex on August 30th. The apartment carpet was cleaned by Coit on August 29th, I have payment proof and as of 9pm that evening the carpets were still wet. The following day I did my walk thru, there was some damage noted in the bathroom area and a stain at the kitchen enterance. I signed the form along with the apartment manager Jeanette Johnson and assistant manager Sylvia. I was told that they would let me know what the repair cost would be. They also had a $300 pet deposit that they were going to keep. I did have a dog and a cat. Two days later I get a call stating that I owe them an additional $600 dollars. That they found urine under the carpet in the dining room area. This was after they did my walk thru and signed off on it. I have no way of knowing what they did after I gave them my keys. They would not tell me why they removed the carpet in the first place in that area. None of the damage that was noted was in that area and they had "their carpet people" check it. I asked when the carpet was installed orgionally and initially I was told by Jeanette that they had the paperwork somwhere for the install of the carpet that they would need to find it. Then she changed her story and said they could not provide me proof of when the carpet was installed, the complex is 4 years old. And they told me that they didnt have to give me proof of when it was installed. They then said I could come back and do another walk thru to see this addition damage the same day, I was unable to due to the last minute request and they wouldn't wait, said they had already re rented it and that they would note that I refused a second walk thru. And the fact that they did this after they had signed off on the inital walk thru concerned me. I have the document that I signed. They are now threatning me with court and placing this on my credit. I do not want anything, but I do want them to be exposed and not to charge me.

Crystal and her fiancee were not given a move out walk thru and are being charged almost $900 dollars there was no visable damage to their carpet and they also have tried to speak with the managerment of the complex and the actual owners Greystar Management. None of which have been answered with any successful communication, Crystal also spoke to 4 people at Greystar who did nothing to assist her, gave her the run around and at one point said they would speak to the manager of the complex. Which never happened. At one point she was offered a 40% discount off of the total amount charged by the complex manager Jeanette Johnson (Which makes us think they are scamming tenants). They are so strict and not fluctuating on all of their processes that we don't know how they can sit and change the amount due on a whim.

Crystal's carpets were cleaned by a professional company and she also has proof of cleaning, certified letters and such. Leo the other neighbor is being charged over $1000 for his carpet, similar circumstances. We have one other neighbor Sherry Hull, she just moved and is waiting to hear whether or not she will get the same treament from the complex. She was promised when she moved in a year ago that she would be getting new carpet and never did. She contacted the previous tenants (their names were on the mail forwarding slip in her mailbox along with her name when she moved here recently) and she received a call from them that we have saved to her answering machine that they were charged for full replacement when they moved from her old apartment and it was never replaced. She has asked the apartment complex about it and and has not received any response. I know this is a bit scattered, but if you could talk to all of us it would make more sense. We are also looking into a possible class action suit. If we can't get this resolved otherwise. We feel that they are charging tenants for carpet replacement with no justification and illegally and we don't want compensation, we just don't want to have to pay this or for it to go to our credit. We feel that if we can make this public that others may come out with similar stories.

Also, here's a link to some consumer reviews. Several mention carpet issues. (ROR REDACTED LINK FOR SECURITY PURPOSES)
