We wish we would have done more research before buying into this mobile community in Massachusetts, now owned by ELS. The lot fee has gone up 200% in two years. Every time someone 'buys' the fee goes up. Thank god nobody is buying now... Who would with a lot fees more than the taxes on a regular home you own outright.
The manager Todd is never here and the general manager Jay is never around either. If anything, what goes up must come down. ELS stock is already on the fall and as the lawsuits start coming, people living in these places need to come together and stop paying.
For those living in an ELS park now, just keep pressing the issues. Do not stop. Lawsuit after lawsuit or non-payment after payment. If they evict you and then sell your place for $1000, make sure you let the 'new buyers' know what is up. The new buyers will do whatever they want because they got there place so cheap. Maybe 7 living in one small mobile dealing drugs. We all suffer when these practices are allowed and done.
Just be warned. ELS properties are a sham especially in Rockland, MA.
