I purchased a home under owner finance in April and I agreed to the owner's terms but there was a lot of things that were not disclosed by the company and the owner. I bought this home for $250K with $100K down. Well, the deal seemed shady so I asked the president of Ticor if my father, who hold a durable power of attorney, could look over the home and sign the documents. The president told me that he did not need to be present. I am mentally incapacitated to make my own financial decisions so my father makes the final decision. It states in the durable POA that he needs to be present to sign and witness ALL real estate transactions. The title company would not honor that at all. Then a seller's disclosure form was not signed by me because it is Oregon Law that one be furnished. I had found several things wrong with the property when an inspection of the property was ordered. The title company used false information for my job and income falsifying both on the credit application. Neither an employment background nor credit check was performed by either the owner or Ticor title to check that I am unemployed and disabled and that I have really bad credit. Since the Ticor Title company president and the owner were friends I felt that this was a scam to force the sale of this home. The escrow and recording was done all within 24 hours. I had to do a short sale on the home because I could not handle the payments because I had no income. This company does not accept responsibility for what they do and lie about things on your real estate record to make it look good so they wont get audited. I even had to pay off the owner's delinquent county taxes of $2500 that I was not aware about until recently. Ticor is not even supposed to title a home when taxes are delinquent on any property.
