Hi there, I just want to warn anyone looking into purchasing the property at 4120 Micki Lynn in Fort Worth that the man trying to sell the house is attempting to rip off unsuspecting buyers. I have spoken with two other ladies who have been talking with Mr. Khosrow Sadeghian (one lives across the street from the house), and have told me the same thing by both. He is trying to charge at least $14K more than the house is worth (119,900 for a house appraised by Yahoo at 105,900), he will not negotiate, he does not disclose the fact that the house caught on fire and there is severe damage to the ceiling in the living room, the plumbing does not work correctly, and the icing on the cake is that the property borders on Como, one of the worst areas in Fort Worth. Mr. Sadeghian thinks he can get top dollar in the neighborhood the house is in because his first realtor told him it was in a "yuppie neighborhood!" (shows how much HE knew), but he does not live in Fort Worth, so maybe he is just clueless about the 'hoods here. This man discouraged me from discussing the sale with my family (my mom is a realtor, and she told me he is asking way too much especially with the condition of the property.) If you do decide to purchase this house, please, please, have an inspector of your choice go over everything before doing so! Yes, I am bitter because I wanted the house so badly that I would have overpaid for it even with all the problems, but the fact that this man said I should not talk to my family about the sale made me think that I should not get involved in a business deal with him (he had agreed to owner finance it for me, yet make me pay for deposits as well as repairs!) I would think that either you pay the deposits (like a renter would) OR the repairs (like an owner would, and that may just be how it works, but it just seemed wrong). Why should I have to endure all the negative effects of BOTH renting AND buying? Finally, when he got sick of all my questions, he insulted my intelligence, which was the last straw. I think this man has no respect for women, and I truly hope anyone who decides to deal with him (because this house could potentially be really nice, once someone fixes it up... Just don't let it be YOU at this price!) does their homework. He is truly a creep! I honestly felt as if he just wanted to get someone in there who would do all the work, then go broke because of all the repairs AND the fact that they overpaid for the home, then defaulted on the payments, and the newer, fixed up house goes right back to him, and now that it is fixed up, he can raise the price even more! This was just a hunch, but the other people I spoke with said the same exact thing! Also, he would not send me the terms in writing before he demanded my $250 non-refundable deposit! This just screams scam! ALSO, DON'T PAY HIM THE $75 FOR AN APPLICATION FEE. He should be ashamed of himself for charging this. At least this is what one realtor told me.
