Barb Kavalchek is blackmailing us breeching our contract and not delivering services agreed upon

My husband and I purchased a home without a realtor and it was listed by Century 21 Ohio Northern Realty, at a 6% commission. We signed a 6 month contract with Ken Wilson/Century 21 Ohio Northern Realty (the realtor who sold us the house) on February 24.

Our agreement was that because we purchased on e of Ohio Northern Realtys properties "in house" per say, he would sell our other home for a $4000.00 flat fee commission. Ohio Northern Realty was willing to adveritise in Harmon Homes magazine, 7 websites, the Plain Dealer Newspaper on Sunday for open house and allow us to hold open house using their signs every weekend that Ken was unable to.
Unfortunatly Ken Wilson was let go and the owner of Century 21 Ohio Northern Realty becamse our realtor. She (Barb Kavalchek took our open house signs away from us saying that open house wasn't worth it.

She is unwilling to hold or even allow us to hold open house in an attempt to sell our home. My husband and I have tried continuously to politely request the open house signs back, and to resolve this problem.

Two weeks ago I spoke to a Thomas Guardi in her office who called me back adn advised me that he spoke with Barb regarding our issues and they have agreed to hold open house for us this past Sunday, June 25. He was unable to do it last Sunday as it was Father's Day. My husband returned to our home at 3:30pm to get feed back about the open house from Mr. Guardi... Only to find that no open house was even held! They did not advise us that they were unable to hold an open house either. They just didn't show up. They are not honoring the verbal contract that we had with Ken Wilson. They are not eve attempting to sell our home adn will not let us out of the contract unless we pay them a $500.090 fee for all of their "efforts" in trying to sell our home. I believe we have been in the Harmon Homes magazine twice since Barb Kavalchek took over. Other than that we have had NO advertising.

Need I mention also that Barb Kavalchek is advising us that we will be more likely to sell our house if we increase that commission amount from $4000.00 to 5%.in other words, she is not willing to try to sell our house after a contract has been set in place unless we increase our commission amount... But she has us in a contract until August 24. This sounds like blackmail to me! Either pay her more commission or sit on our house until the contractual time expires... Or pay her $500.00 to break the contract! Well, we own two houses now and have two house payments to make, and she knows this. We can haredly afford to ;lay these blackmail games of hers. We need a realtor wo is will to work 100% for us wheather we agreed to pay them $4000.00 or $10,000.00! An agreement is an agreement! As far as my husbandand I are concerned, Ohio Northern Realty is not delivering a service that they offered. Ken Wilson was... Barb Kavalchek is not. Barb Kavalchek is not honoring the verbal agreement that waas made between us and Ken Wilson. We chose Ken Wilson to be our realtor not Barb Kavalchek. This is nothing short of "blackmail". What they're saying is, "pay us more commission, or don't get the service that was agreed upon. Or if you want to pay us $500.00 for nothing, we'll then let you out of a contract that we know you can't afford to stay in!"
