Consumer complaints HOUSE VALUES/JUST LISTED
Please, please, let every realtor know about house values/just listed - do not, please do not let yourself be a victim of these scam artists.
I am a Real Estate Agent practicing in the State of Maryland. I was contacted over and over and over by House Values/Just Listed. The speech sales was very misleading. 1) They guaranteed me that for the price of $995 per month 10 (listings) guaranteed lead per month. They did deliver 10 leads per month, but they never said that the leads that they were giving were disconnected phone numbers, that the leads were giving fake phone number and fake address or the address of their neighbors or their friends, that the leads would disconnect their email address, that the leads would just fill time in between commercial and try to see who would be at the other end of the commercial, that all the lead wanted was a free CMA (by the way, in the State of Maryland, you cannot provide a Competitive Market Analysis without entering a home, their business model is totally against my company rules and regulations and Maryland real estate law. I was never able to enter a home because the people would either give a fake address or a fake phone number.in another word, these leads are fake or created or generated. What they never mentioned on the phone after a long conversation during their sales speech, that came only after the poor leads were provided and that I complained to the coaches, and complained to whomever was listening, their continuous answer was that the leads are internet based and are NOT guaranteed, that it is a crap game and sometimes it would take 2 to 4 years before a lead would become a reality.
That I have to stay the course and be patient and of course fill their greedy pocket. They never scrubbed the leads. So each lead was costing me $95. I was getting leads that had already their homes on the market, I was getting leads that had already sold their homes, I was getting leads whose address were fake addresses, non existent addresses, joke addresses. I spent countless hours working their business, learning their business to no avail and it was costing me $1450 a month starting in September and I ended the bleeding in January.2) They guaranteed me for the price of $475 per month 10 (sales) leads. They did deliver 10 leads per month but none of the leads develop into anything. Example: the lead wanted to buy a 3 million dollars home but gave a disconnected phone number, I had no way of contacting him and no address and few days later the email address was disconnected. Another example: a guy named Jenkins Address: 123 Anywhere Ave Jokersville, TN 51236, USA phone 402-951-3574 (disconnected phone number), email address. Wanted to buy a home of supposedly 1 million dollars, it was a fake lead.
They would send leads "Possible Duplicate", they would send leads who want to buy a 4 BR homes in Maryland for $50,000, they would send leads with disconnected phone numbers, they would send leads who were just having fun filling up the House Values on line to find out who was at the other end and I was paying $47.50 per lead. The emails were bogus and fake and imediately disconnected after I responded.
My time response was 100%, I responded to everyone quickly, I delivered hard copies to people's door (the addresses were fake, people were upset at me. I followed their advice to the letter. My time would never be replaced, but maybe I could recoup some of my $7,000.
Too many poor or fake leads to write them all but I have kept all the emails and made all the notations whenever I was lucky to talk to people. I printed everything before cancelling my account.
Plus my company policy as per Maryland Law is to never give a CMA if you do not enter the home and evaluate it visually. House Values/Just Listed is totally misleading naive real estate agents who want to succeed and it is only when you signed into it and give a credit card and pay thru the nose that you discover their business practices, their scaming way of doing business. When I tried to get out of it by informing them in writing not once but 6 times because they have an email that says that when we decide to withdraw we should write to them several times because sometimes the first and second time they might not receive our email and/or our mail to request to end the relationship.
Nowhere in their speech it is said that they guarantee 10 junk leads and they sell the same zip codes to hundreds of agents, their wording is so misleading, they let you believe that you are the only one working the zip code and then you discovered that they sell 10 leads per zip code but the same zip code to hundreds of agents but of course, not the same leads.
I also registered for their web site in November and paid $195 registration fee which I had cancelled in December when I saw the junk I was getting called leads, they never paid me back my $195.
HouseValues/Just Listed is misleading, is a scam company, is taking money from naive and trustful real estate agents and some of their business practices is against the law. The coaches are a bunch of scam artists and their response to you when you complain is the same over and over: "Be patient, it is internet generated leads and it it takes 2 to 4 years..."
Let's do a class action suit. Please let's not that happen to another real estate agent. We work too hard for our money. I have reported to the Better Business Bureau. I have paid from September to January almost $7,000 and they are now after me for another $6,400. They are harassing me 3 to 6 times a day by calling me. Let's stop the ripoff.
Please Ripoff report, put us in touch with the ones that are serious about a class action or would like their money back. I'd rather pay an attorney than pay one more penny to House Values/Just Listed.
