Recently I purchased a home in Fort Myers. I had a home inspection completed by AmeriSpec Home Inspection Service, owned by John Stevenson.

Upon moving into the home, my A/C and oven quit working. I had to replace my compressor unit and the oven was repaired. There continued to be electrical related problems, i.E. Faulty breakers and outlets that should have been noted by the inspection company and were not.

Given the continued problems, I thought it best to have a licensed electrical company do a thorough inspection to determine any potential serious problems. They found several small issues (non-functioning and improperly functioning breakers and outlets) and one very large issue.

After inspection, Mabry Electric found that my electrical panel was burning through at the lug were the main supply connects. We were informed that this appeared to have been going on for quite some time and was likely the precipitator of the A/C, oven, and breaker failures.

I was also informed that had I waited much longer (less than a week), the lug would have burnt through to the metal panel, resulting in a catastrophe that would in all likelihood caused a fire and definitely fried most of the electrical wiring and anything plugged into the electrical at that time. It is very possible, even probable that there would have been loss of life since the home is a frame home.

I contacted Amerispec's owner, John Stevenson and asked that they reimburse me for the electrical repairs to the panel only. I thought that this was a very reasonable request considering I was not asking for the A/C, oven, or other electrical repairs be reimbursed (almost $4,000.00 as of now).

I paid over $700.00 for the inspections that AmeriSpec did and was asking for only $1,000.00, so the amount was not unreasonable. His hesitant and seemingly arrogant reply to me was not favorable at all. This was very disturbing to me, not only for myself but for my pregnant wife and children.

Mr. Stevenson denied any wrongdoing by his company and has refused any further discussion. I have been informed by the electrician that this problem should have been caught by AmeriSpec. The conclusion I have to arrive at is that AmeriSpec was negligent in its inspection process and did not complete the inspection of my home as contracted. Therefore, I have no recourse with the prior owners since I was not given the benefit of a proper inspection prior to my house closing.
