US Bank - U.S. Bancorp ripoff: Totally screws up escrow account, insurance payments, late fees, holds payments, refuses to remove PMI even though my home value is LTV is 54%!

My home loan is with this crook of a company. First out they refuse to remove the PMI charges even though I provided to them a copy of an appraisal showing the value of the home, and what my current loan balance is. That value is 54% (Value $199,000 - loan is $108,000), nor will they even offer to do their own appraisal of the property and review the situation, but they sure want to keep that PMI coming in, because they making a killing on it!

Then they messed up my escrow account by paying the wrong insurance amounts, then stating that I did not have insurance and putting a forced policy in place...

My payment started out as $831.20, then it went to $996.00, after the got my "forced insurance refund of $1700" it went back to $914.00, but that is still wrong.

So basically because they have been paying the wrong amounts of insurance, and then forcing a policy that allready existed, they shorted my escrow by $1400, this raising my payments to the $996.00, once the corrected that the payments should have recorrected themselves back to $831.20 as before. But they keep screwing it up.

I am telling you they must have a bunch of inept people working for them. But yet me the consumer has to take it in the pants because they can not seem get it right.
