A few weeks after my divorce in December of I closed a 1st and 2nd mortgage with Loan Giant/Title Giant.
In August of I attempted to refinance my 2nd mortgage (home equity line of credit). It turns out that Title Giant did a HORRIBLE job in closing my mortgages.instead of doing a QUIT CLAIM DEED to remove my ex-husband's name off of the deed for my house, they did some kind of subbordination of rights on the mortgage end.in my understanding, all this did was take his name off of the new mortgages - - NOT the house. As a matter of fact, looking back, they closed the loan with us listed as a married couple even though we were already divorced for three weeks at the time of closing. I remember the closer stating that the paperwork needed to start off stating we were married because the old mortgage was done like that, but that his name would be off in the end.
Well now, two years later, I am trying to refinance and cannot because his name did not come off in the end. My home is essentially NOT my own, and still also belongs to my ex-husband, who was bought out!!!
I will not be able to get a new 2nd mortgage with the company of my choosing until a Quit Claim Deed is registered with the county in which I live.in my county, it is presently taking around 4-6 months to register a change to a deed. I have to put my financial plans on hold for months because of Title Giant's error! I can't imagine what would now be going on if I were trying to sell my house! What if I never discovered this lazy error of Title Giant and I passed away - what would my poor family be going through? This is serious business, and doing it in such a sloppy manner has serious consequenses. If only Title Giant's closing agents took it seriously...
Oh - and did I mention that we waited for 45 minutes to an hour in the waiting room to attend the closing appointment that we arrived on time for? Lacking professionalism all around!
