Hi, People: PNC has not been accepting money from me for no apparent reason for over 3 years now... I am still in the home and I am contacting lawyers and anyone else to see If they can help. PNC is obviously collecting money from the government each time they deny payment from me. They have attempted foreclosure several times, but never actually follow through on it for obvious reasons. I thought you people would enjoy my most recent conversations with some corporate stooge at PNC. I care less about the house now. I would, however, like to see PNC suffer as much as I have the last 3 years though.instead of helping me they just ask for more money while destroying my credit to the point where i can't borrow a dime from anyone. Though I make pretty good money, PNC just doesn't want it.

This is my initial email where I show how unsatisfied I am with their lying to me. They apologized for me being unsatisfied with their responses thus far, so this is what I had to say:

No, this is all garbage! Less than satisfactory is not an accurate description. This has been one hell of a foreclosure scam from National City and PNC. I have never missed a payment, regardless of what all of your lying forged documents and records show. I am not responsible in any way, nor will I pay anything more than what i owed on the house since National City stopped taking my payments in April. This includes, inherent taxes, missed payments, or any lawyer fees that you impose on me. All of these "fees" are from your end of this 3 year unnecessary battle. National City and PNC have been trying to drag this out as long as possible so they can collect my payments from multiple sources and get more money. This has ruined my credit and my personal life for their own monetary gain and I will not put up with it any longer. I have not mowed the lawn, painted, or done any improvements to my home since you stopped taking my payments, in fear of you taking it away from me at any moment. Now, this is the honest to god truth, regardless of what you want to believe or what your system shows: I have been trying to pay my normal monthly payments since April of when National City purposefully started putting my payments in a suspense account and didn't tell me for over 4 months, on purpose, so they could perpetuate this foreclosure scam on me. I had to go to National City bank, where the bank actually argued over the phone for over an hour with National City Mortgage on where my money was. National City Mortgage would not tell them where my money was until the bank manager got a piece of paper out of a desk and read off 2 special codes to some lady on the other end of the phone... I have not had any financial hardship, and i will not put up with this garbage anymore. I have filled out 10 (yes 10!!! Hardship papers (1 in person at your office, and yes i know your inaccurate system only shows 3, yet i have copies of all 10 dating back to April) and all of them were unnecessary, as this could have all been taken care of over the phone in a few minutes in April. How can you loose or not be able to read the information on so many hardship papers, when I can read them perfectly fine, including the copies returned to me by the fax system. I have two friends that had their modification done with a lower interest and lowered payments completed over the phone in less than 15 minutes. This has taken 3 years for you to grant me a modification!!! Do you realize this? You once told me i qualified for some ridiculous trial payment of over $1500 which i would not do just for the possibility of getting a modification. Then when i applied for the next hardship, you told my I didn't make enough money, when, in actuality, i was making 3 dollars more an hour than i was when i actually qualified for the possible modification. When i actually ask for help, you people say "OK, just pay more money than before". I have had many lawyers call me recently just because they know i have a mortgage through PNC and tell me that they are familiar with your practices and foreclosure scams and that i have the full support of the government on this issue. When i tell them that you are tagging all these missed payments, lawyer fees, and taxes onto what i should actually owe on the house, bringing the $130,000 i owe all the way up to $180,000, they get real excited. Since all of the missed payments, lawyer fees, missed taxes and such are 100% completely the fault of National City and PNC and have absolutely nothing to do with me, This is what you need to do right now:
1. Contact your office in Fort Wayne and tell them to create a new modification packet for me.
2. The new contract will be for what I owed on the house as of April before National City started putting my payments in the suspense account. I will not be made to pay for any missed payments, taxes, or lawyer fees, since April. This should be roughly around $130,000. You certainly will not add any of these missed payments, taxes, or lawyer fees onto the end of my mortgage.
I will be forwarding this email and all previous emails to my lawyer, and the governors office, and other government officials.

This is PNC's Response to me after that message:

Dear Mr. Williams,
Thank you for your follow up e-message.

As stated in our previous e-mail message, that while you may request or prefer a particular arrangement, PNC Mortgage can only offer options if approved and within the guidelines of the investor of your loan. The investor specifies the criteria for program qualification. Please be advised that we have explored all available options in accordance with investor and lender guidelines.

If your situation has changed since the approved modification, we will be happy to review your loan for other retention options. Please be advised that we cannot guarantee that an arrangement will be negotiated. You must qualify for a workout option based on the guidelines and requirements for your mortgage loan. We apologize we cannot honor your request to change the terms of the approved modification.

If you have any further questions or concerns, please contact your representative Mary Jane B at 1-888-224-4702.

This is my response after still not being "satisfied".

Nice job on the meaningless obligatory corporate manufactured email. I'm pretty sick of the uncaring hollow responses from you. Ill just look at it as junk mail. Now for people living in the real world, i would just like to repeat the actual situation: this is what has happened to date.

1. My ex-wife was 1 week late and even though there was a 3 week grace period through National City, foreclosure was started.
2. National City started putting my money in a suspense account without telling me.
3. Continued to pay my mortgage on time for the next few months.
4. I receive a phone call asking me where my payments are. National City Bank didn't know, National City Mortgage didn't know either. All I knew is that my checks were being cashed by National City Mortgage.
5. National City Bank argues with National City Mortgage on the phone for over an hour and finally a bank manager has to use special written down codes to allow National City Mortgage to release the information on where my money was. Now, remember that National City Mortgage told me that they didn't know where my money was and were asking me where it was on the phone a few hours earlier.
6. I'm told by National City Mortgage that instead of accepting my money, which was in this mysterious suspense account, and would bring me up to date on the mortgage (which i wasn't really behind in the first place), that I would have to wait for the money to be sent back to me and then I would have to fill out a hardship paper (which I shouldn't have had to do). I am then told by National City Mortgage that this transaction of funds and the review of my hardship packet would take up to 10 weeks. I tried to explain to the rude and arrogant person on the phone from National City Mortgage, that if they took 10 weeks then it would look like I was 8 months behind on my payments, because if I attempt to pay, that money would just go into the suspense account. The National City Representative told me that I had no other choice, even though I was not late with any of my payments previously, and In no way did i need hardship assistance. She also explained to me that they would be starting foreclosure at the same time I would be waiting for my hardship packet to be reviewed.
7. Hardship after hardship packet is filed and then subsequently lost by National City Mortgage as well as PNC Mortgage. I have filled out 10!!! Yes, 10 hardship assistance packets and all of them were forgotten, lost, or deliberately destroyed over the next few years. All of these were completly unnecessary and a giant waste of time in order to delay things so the Mortgage company could profit later.
8. I was told by a National City Representative every time I had fill out another unnecessary hardship paper that it would, once again, take 5 to 10 weeks for the hardship packet to be reviewed.By doing this, National City Mortgage and PNC Mortgage has managed to drag this entire situation out for over 3 years.
9. I then ended up filling out 9 separate hardship packets on the Internet as well as faxed in packets from forms sent to me by the mortgage company. I would then make a phone call every week after each time i filled out a Hardship packet to see where they were in the review process, just to be told that nobody has looked at the packet yet. After a few weeks of calling per filed packet, National City Mortgage or PNC Mortgage would tell me that they couldn't read something on the packet, or the packet was out of date, or that they never received a packet from me in the first place. The packet would be out of date because it would take too long for the mortgage company to review it, so that's a pretty sad excuse by National City and PNC. For the several faxed in hardship packets, I would get the return fax as a conformation of National City Mortgage or PNC receiving the packet correctly. I never had any problem reading the information on any of the packets or the copies of the pay-stubs I had to send with each Hardship Packet.
10. I am sent a letter stating that my foreclosure hearing has been scheduled and the sheriff dept has been notified. The sheriff's sale date and foreclosure date come and go and PNC Mortgage never completed the sale or went to court. Must be because it was a false claim and that if they actually completed a foreclosure, then they would stop receiving money from other sources on the home. At this point I stopped caring about the home, and I already know it's worthless to try to talk to National City or PNC Mortgage to attempt to work anything out.
11. I am approved for a trial payment as a precursor to a hardship review in 2009 with the ridiculously high payment of $1500 a month for 3 months for the possibility of a modification review. My normal mortgage payment was $1140 a month previously which I did not have a problem with. I can not understand why when I tell you (National City or PNC Mortgage) that a payment is too high, you try to relieve the issue by making the payments higher.in what world does this make any sense? Why would I pay $1500 for 3 months for the slight possibility of getting a hardship review when I don't know if I am going to be told I have to abandon the home I am trying to buy? Why can't you just approve a modified payment with a lower interest rate like a normal Mortgage Company? Why is it then I say, I wont pay a certain amount, you raise the amount you want me to pay? What is wrong with your company and it's business practices?
12. After telling National City Mortgage that an increase in my current mortgage payment as some kind of "financial assistance" is unacceptable, I then am told to fill out another hardship packet by National City Mortgage.
13. This new Hardship packet is then waiting on a review for several more weeks, until I receive a letter stating that I don't make enough to quality for a trial payment option for a hardship review... Even though, weeks earlier i made $3 less per hour and i was approved for the ridiculously high payment of $1500 trial payment for a hardship review. Why don't you just send me a letter stating that you enjoy jerking me around, destroying my credit for your own financial gain, and ruining my entire life in general. At least that would have some kind of honesty to it. I'm guessing your chief financial officer is working for the Mafia and sooner or later his "boys" will show up at my home to break my legs.
14. Filed complaint with the Better Business Bureau displaying my issues with National City and PNC Mortgages and their bad business practices.
15. I receive a response by National City / PNC Mortgage Company full of fabricated paperwork showing attempted failed efforts in contacting me to discuss the mortgage situation. Neither National City or PNC Mortgage has ever attempted to contact me in any way, shape, or form in the three years this entire mortgage situation has been This is also pretty sad behavior from PNC Mortgage as they have my email address, my phone number, my work number, and they sure know where I live, one would think.
16. I give up trying to communicate with PNC mortgage as it is a completely a worthless endeavor.
17. End of 2010... I, once again, am sent a letter stating that my foreclosure hearing has been scheduled and the sheriff dept has been notified. 18.in the beginning of 2011. After the second attempted and failed foreclosure on my home, I get a letter stating that PNC is doing an assistance meeting at the office downtown, where we actually talk to a real person to discuss issues and try to figure out what to do. I am excited to speak with a real person, but quickly disappointed when the only assistance I was being offered was to fill out another hardship packet. This was my 10th hardship packet to date. I will not fill out another one.
19. I, once again get a letter stating that i have been accepted into a trial payment program to maybe, possibly, qualify for hardship assistance (That I still have never needed nor wanted). This time the trial payments are more reasonable $1154 per month, and not the ridiculously high payment of $1500 a month. I did then agree to the trial payment offer with the chance of a possible loan modification in the future after the 3 trail payments were received.
20. Trial payments were paid well in advance. My last payment was then sent back to me "just because" with the excuse that they do not accept post-dated checks. PNC had no issues with the first two of the three checks being post-dated for the same amount of time, but for whatever reason, the third check was sent back to me... Which was a giant waste of time because i just put another stamp on it and sent it right back to them again. Also, to pour salt on the wound, that last trial payment check sat somewhere at PNC's office in limbo for several weeks before it was finally cashed. Once again, sounds like absolutely nobody at PNC has had a clue what is going on with me or my mortgage, ever. I had to call PNC and have some random nobody leave a note on my file that the last trial payment check should have been accepted the first time and because they sent it back to me, it would end up returning back to PNC late.
21. I finally, after 3 years of waiting for could have been done over the phone in 3 minutes, received a modification packet from PNC Mortgage. This modification packet offers me a lower interest rate, however included are tagged on fees for the 3 years of missed payments (PNC's fault), 3 years of taxes (PNC's fault), and Lawyer fees for all the fabricated foreclosures (also PNC's fault). Once i was happy with my new home that cost me $130,000, but now with all the added fees, PNC Mortgage wants me to pay a laughable $180,000 for this $130,000 dollar, slapped together, home... Which makes me not so happy any longer. PNC has tried to stick it to me real good by lowering the interest rate, but also adding $50,000 worth of fees which makes the monthly payment the same $1154 a month. Every one of these fees that PNC Mortgage has tagged onto the end of my current mortgage are fees they incurred because of their own incompetence and have absolutely nothing to do with me in any way. I have been willing to pay my normal monthly mortgage payment since April of but National City and PNC Mortgage companies have managed to drag this situation that could have been taken care of in a couple minutes over the phone 3 years ago into a 3 year long endeavor that has still got me nowhere. I do not know what is wrong with your company, or it's evil practices, or why you decide to discriminate against me, but I can not deal with it any longer. I will not pay your fees. I am perfectly willing to start making normal payments on my home if you make a new modified contract where the total I owe on my home is the same as what I owed as of April of however you must include the lower interest rate as an apology for 3 years of tormenting me.By the way, I have not done anything as far as the several repairs this home needs, mowed the lawn, paid association dues, painted, or hung a single photograph on the wall all because I have been waiting for PNC to do the right thing for the last 3 years. Also PNC has cost me my lifestyle, destroyed my marriage, and ruined my credit, all in the name of making a buck. Thanks PNC Mortgage!

Hello? Anyone who is not a corporate android around? As i has stated previously, more times than ever should be necessary, my situation has not changed since april when you stopped taking money from me!!! Every month since april that you have not received money from me is the fault of your incompetence... So if your situation changes, make sure to contact me and i will start paying again!!! Have you people ever reviewed yourselves? As i have stated more times than the number of stars in the universe:

1. You need to modify my mortgage right now to the same amount i owed way back in april
2. You will keep the new 4.0% interest ratio.
3. You will allow me to start paying again.
4. You will take complete responsibility for your actions. As in, you will not charge me a single dime more than i owed as of april.
5. You will do this right now.
6. You will not send me any more of your junk mail. A great example is the message i am responding to with this email.
7. You do not need to call me to do any of this.
8. You will send me the new modification packet with what i owed as of april as the sole amount that will be borrowed.
9. No deviation from this will be acceptable. Call me if your situation changes of if you realize how you have tortured a paying customer for no apparent reason for three years.

I have emailed and got responses from several government officials who seem concerned, and I am calling my lawyer again Monday... I will be happy to pay the lawyer my monthly mortgage payment from now till the end of time, as long as he continues to fight PNC.
