Dear Erin Chernick, I am writing letter because I was the approved buyer of 740 Jena Dr. Deltona Fl 32725.in November when my family and I viewed this home we fell in love with this home, however we were aware that there were several other offers pending. We prayed as a family because we felt in our heart we had finally found the house of our dream where our kids can grow up.in April we finally received the call we were waiting for, everyone else walked away from this home because the Short - Sale process was too long and we can now have an opportunity to make an offer. When we told our kids the good news they were happy. I explained to them this is not the end of the road this is just the first step so don’t get too excited, because it still have to be approved from the Bank. Well in August we got even better news because it was now approved and would have to be closed in 30 days. Again my kids were so happy because it finally happens for us. We got excited and bought paint for their bedrooms and décor for the home, something that most people do when they are so happy to move into their new home.

We connected the electric, and water in our name paid the deposits and connection cost. Not to mention the monthly bill of $150.00 for the electric and $50.00 for water bill. We also had to pay $250.00 for the Home Inspection that passed, the Pool Inspection of $75.00 plus the cost to get the pool up and running for the Appraiser. Finally $285.00 we paid for the Septic Inspection, which caused a delay on the closing because there are roots in the drain field. We then counter offered at that time for the Bank to fix the repairs because our Lender indicated it has to be fixed prior to closing. We receive the respond from the Bank roughly around August 25th that they will not be doing any repairs so if we want to proceed we will have to agree to fix the repairs. Of course we loved the house so much we applied for a personal loan for the repairs and then ask our Lender to escrow the cost of the repairs so we will be able to close on the home. However we needed to complete an Addendum for an extension because there was no way at this time we could close within 5 days. On September 1st we submit a 45 days extension which will allow us time to close since the Septic problem was really out of our control.in the meanwhile we received a call about the Per-Diem will need to be paid and we were very upset because we did had already sacrifice so much and already invested money into this house and it is not our fault there was a Septic issue, but felt like we were being penalized for it. We explained to the Negotiator that we can’t afford to pay for it so the Realtor decided they will pay for it from their commission. So that was another hurdle that we overcome and felt like o.K. Things are finally in place for us to close on this home. Then on September 17th received a call and was notified that the Negotiators at Chase closed the Short-Sale file and the Sellers will have to start everything all over again. My stomach was in knots because I was not expecting such bad news; I taught we were making progress. How did this just happen? How do I give my kids such bad news after all we have done and invested for someone to just shut the file while we were doing everything to prepared to close?

The Sellers don’t want to go through this long process again because the wife is very ill. My kids are heartbroken and so am I, why and how this could have happen I just don’t understand. We have done so much already; doesn’t anyone care about the people on the other end on the table? I am asking that if you do list this home to be sold my family and I will appreciate if we have fist Preference we spend a lot of time and money in this home and my kids are so hurt about it. I know you as the Bank may have lost too but please have a heart and consider my family and I. If you won’t do it for me do it for my kids. We were so sure the house was ours it hurts just thinking about it. We have waited just about a whole year for this, please reconsider.
