Incompetent and gave incorrect information which cost me time and money

I worked with Patricia Thomas, to complete a refinance after I paid another agency to handle a shortsale on my home. Which they got approved through my lender. This was over a period of 7 to 9 months. I paid a few thousand to the agency to have them help me with the shortsale, on the fact that Windsor Capital, informed me that I coud and would have no problem selling my home to my husband. I was asked if he was on my mortgage and I stated NO he isnt. So I was informed my husband was basicly preapproved to finance with them as soon as the shortsale came through. Many months and time later without much from Windsor... It came to the point where the shortsale was approved and we had 30 days to act on it. This was during the holidays and I didnt hear from Windsor and then a problem here and there... Which was understandable, since my husband had changed employers, but still in the same type of work... Again we waited.
During this time, my sister (which is a real estate agent for many years) started asking other lenders she knew... What this process was... That is where i find out, that in the state of MS., your spouse doesnt have to be on the mortgage but by law they are added to the title. Which means I can not resale into his name, because they see it as his already.
I feel Patricia and Windsor Capital, were the experts in MS. This is why we went to them. They had many months to check on this and or just ask the question. That to me is their field of expertise and I should have been informed of this up front. I would not have paid thousands to work on the shortsale much less the time over the months it was taking to go through with it all. Then when it was approved, I was even charged another $350. For a new apprasial which I was informed was not required either. The one from the lender could have been utilized.
I feel this is why many people are in a bind in their mortgage today. They expected the experts to keep them informed and I know that Windsor should have known this and ask and researched this up front. Many months and many headaches and dollars later, I am back to finding another way to work with my lender to restructure or something my mortgage.
I was also given excuses when asked why I wasnt informed. This is to me is negligence on their side.
