Do not give these people any upfront fees, they will run with the money and never fund your deal, even after all the promises they make

I know of several people who have sent due diligent fees, received a vist, a promise, a commiment letter, more promises, no action, let alone fund your deal. The kicker is, if you did not send them enough money they will ask for more but never fund your deal. They claim to be direct lenders and in truth they are not, they are simply a broker house.
