Excel Loss Mitigation has changed their name a few times. While there are legitimate companies out there to help people stop their foreclosures, and this company possibly has helped a few people, I do seriously doubt if they will be around long (under this current name.) Other reports have been filed also. Check all your sources.

But, do not turn your keys over to them until you know there is a signed contract. While Excel Loss Mitigation (or any other company) contacts your mortgage co. On your behalf, you also should be talking to someone at your mortgage co. And ask them to keep you up on what ever does or does not happen.

Again, I must stress to Never give your keys to any of these companies until they can provide you proof that they have indeed negotiated with the lender to actually buy the house, and that means actually CLOSING the deal. If you have your house listed with a realtor, they can access the house by scheduling an appt. Through your realtor, or you can let them in.

If you turn your keys over to them, they just might move in, and you can go to the court house and file eviction papers on them, but chances are you won't want to spend the money on evicting someone when you're in jeopardy of losing the house anyway - Yes, this did happen to my client. Is it legal for them to move in - No. But who is going to get them out? Only the person who owns the house, so that will take place as soon as the foreclosure goes through - which is what my client wanted to avoid in the first place.

There are many pre-foreclosure companies out there - just check them all out and make sure you do your home work on them before signing with them, and if you do sign with them, protect yourself. Do not give away any keys to them!
