Mortgage Audit Letter North Carolina

We received a letter via FedEX from GMAC Mortgage. The first paragraph of the letter emphasizes this is a second attempt to contact us. That is an absolute lie, it is actually the first attempt to contact us. We are not hard to contact and can say for sure they haven't called here. The second paragraph says there is no need to be alarmed but that they are Auditing our Mortgage with them. They have questions and we should call them. I have called them in the past. I know they have horrible customer service and rude people answering the phones.

We are very alarmed; first the lie and second by a statement that we shouldn't be alarmed from a company we know not to trust.

It wouldn't be in GMAC's best interest to "Audit" our mortgage unless they have something to gain from it. I am very hesitant to contact them. I should have a refi. Completed within the next two weeks as long as thing continue to go right. I am thinking about contacting them after they no longer hold my home collateral for a mortgage. Then if the Audit shows I over paid because they billed wrong on the ARM I will want a refund. If the Audit shows that they under billed me then that will be their problem and I won't be paying them anything more.

Has anyone had their mortgage company audit their own loan? Do I have reason for being alarmed or is this a thing that really could work out in my favor?
