Bill Peart, Senior VP of Rip-Offs for Metro Marketing, began trying to sell me mortgage leads toward the end of 2006. He promised an 8% to 10% close rate. He also promised a full refund if we weren't satsified with the leads. I wanted to try some leads, so I threw away $1750 for leads from his company in about June or July thinking that even one loan would take care of the up-front fee.
One of my agents was assigned to "man the phones". Over a period of about 6 weeks, working 3 days a week, for 3 hours per day, we were showered with 5 total leads. One was for a trailer home. Two were little old ladies who had been screwed so badly by previous mortgage agents, that they were about to lose everything that wasn't glued to the roofs of their mouths. The other two leads weren't much better. And, we worked them - and hard!
Prior to buying the leads, Bill Peart was "johnny-on-the-spot" in responding to my every little question. He practically returned my calls before I was finished placing them.
After he had my money, he was nowhere to be found. It was as if he had been sucked off planet earth. The receptionist said he was there but "unavailable". I left message after message on his voice mail. He never returned even one call.
Please, do not allow yourself to get sucked into this glorified scam parading as a legitimate leads company. They are total and complete rip-off artists. They lied to me; they cheated me; they stole from me; and in my opinion, they are from the same disgusting mold (taken either way) as those loan agents that essentially raped and pillaged those little old ladies, thrusting them into the dire straights in which they now find themselves. I don't question why they probably sleep well at night, for they have no conscience with which to be bothered.
