Hi my name is Deborah, I live in Leland NC. We purchased our double wide in Dec 1996. We put $7k down on it, we financed $48K. We got the down payment from SBA, a loan official, to help us get back on our feet after Hurricane Fran. Which we lost everything we owned due to a flood. With no money and no credit, but with 4 small children, we applied for SBA loan, put down some of it on home, some on the land to sit it on, and some to furnish it by going to second hand shops and donations from giving people.
We pay aprox $500 per month on the home and $220 on the land, the land is almost paid for but the house? Lol We owe more on it's balance than we had financed originally. How is that possible? Well, high interest rate, and slow payments. Our youngest son was diagnoised with Acute Myelocyctic Leukemia in Dec of 1997.
So with medical bills and traveling to hospitals and waiting for organizations to help us out, some payments were late, a few had to be deferred, and boy they loved that. My son is now fine after a bone marrow transplant, which his 5 year old sister donated to him (he was 8years old), but it seems that Greentree has no heart or compassion for life's tradgedy's or misfortunes.
You would have thought that the hurricane would have been bad enough to live through, the leukemia was hell as well as heartbreaking at times, but to know you are paying on a loan, that you used the money for a downpayment of your home, (which I am still paying on it at $133 per month, but at least it is at a 3% interest rate), plus the land, which floods EVERY single time it rains, and the kids and the dogs can't even go in the back yard, and everytime I make a payment to these Mafia, blood-sucking individuals, or view my account history or see my payoff amount, I want to just cry!
I feel as if I will die and my balance will still be the same. I have literally been paying interest ONLY for the last 10 years. You can't find ANYONE who will do a second mortgage on a doublewide home.
I realize they are in the business to make money, but they could make millions even still by charging a smaller interest rate, and letting the consumer see a faint light at the end of the tunnel.
If anyone wants you to use Greentree as your financial loan person, don't just say NO, say "HELL NO"!
