Dear Sir,

I am writing to you to express my concerns and solicit your assistance. We have been working with your employee Brian Colin for the last month and half to secure a mortgage commitment. Although we continue to feel confidence in his ability we are currently very frustrated. We keep getting responses to our concerns to give him another 24-36 hours so he can get us the best rates and mortgage available. We have done this and provided everything asked. Our closing is supposed to take place next Wednesday, November 24th. Late last night (11:30pm EST) we received an e-mail from Brian advising we should not be surprised if this does not happen due to loan restrictions (3day waiting period after you receive signed forms) and holiday low employee attendance. Below will explain the situation as it exists today. We need your help!

We were called on Monday November 15th by an appraiser to obtain payment for service to be performed. We were not informed about an appraisal being needed and were led to believe we did not need one. Although we have purchased and sold over a dozen homes we are first time new construction home buyers and did not think this was wrong.By the time we confirmed with Brian that your underwriters needed this, it was Tuesday. The appraiser you chose can not inspect the property before Saturday, November 20th. This would mean you would not receive the report until Monday, November 22nd at the earliest.

We called Brian yesterday twice and emailed him our concerns about getting a mortgage commitment. As mentioned above, he emailed us late last night and did not return our calls. He advised he is working hard to get this done although he is at work intermittently this week. He also advised he has everything set with the title company and hopefully can get this completed but not to be surprised if we can't. I spoke to the title company this morning and was told they can not confirm the closing since they have not received the title commitment form from our mortgage company and then need to run a search. This somewhat contradicts the information we received by email from Brian last night. This is not acceptable. We trusted your firm to provide accurate information and competent service.

Here is what I have done to speed the process: I have arranged to have an appraiser inspect the property TODAY and they will be emailing that information directly to Brian. I would appreciate your overseeing the process so that we can get a commitment today or tomorrow at the latest. That will allow enough time for the papers to be sent and title commitment to be sent to the title company. As stated earlier, we have done everything we needed to do to get this closed on time. We have to be out of our current home by Tuesday and storage will cost us $125 per day if the closing is delayed past Wednesday November 24th. Tell us what you can do to speed this process so we can close on time? We would appreciate your prompt response. Thank you.
